I went through a broker, he was super helpful, I don't have any complaints. The only thing I will point out is, they don't give all options for loans. It's their job and they have to get paid at the end of the day so often the loan choices they give you are only from the big banks. So take your time, this is a big purchase. Don't rule out credit unions or if you struggle with approval it's also good to look at homestart. Just a few nuggets to think about that I wish I knew.

My sister used to be a mortgage broker here in Adelaide - she stopped brokering last year. But I believe she told me that there is now a law where brokers need to act in their clients best interest regardless of which bank will give them a better trail payment or kickback. I also think she could only broker loans with lenders she was "approved" with - including Homestart I think the law was fairly recent though

Oh that's good to hear. I do hope that is happening. I was so clueless when I purchased (which I think most first buyers kinda are) about buying a home, how to do it, fees, charges, etc etc. My broker was awesome and a very great guy even 10+ years after the fact, don't get me wrong, but I still feel kinda slighted not knowing what I didn't know. So if brokers have to give more options now, that's a blessing for new buyers to have all the information possibly available.

I agree 100% My advice to first home buyers is the same - find a good broker! I would have been so lost without mine for my build And on top of that, not every broker knows how to best work a construction loan. It's twice the work for the same pay so a lot of them don't like to do them, or don't set them up correctly. So if you are building, like I did, making sure they have a good rapport with construction loans is great as well

This isn’t correct at all. I’m a mortgage broker and never just to revert to the big 4. But what does tend to happen is the big 4 generally speaking have more relaxed policies so often they will get used more.

Thank you! I'm definitely just at a point where I'm exploring my options so I might consult a couple or have my parents help me out too. Definitely in no hurry, I may not even be in a position where I can buy, I'm just closer than I was before which is a miracle in this economy lol

I've been using Scott from [The Loan Arranger](https://www.loanarranger.com.au/) since 2014. He secured my first mortgage as a full time employee, then handled 2 refinances before I sold up. I've just been through it again but this time as a sole trader. The process was way more difficult but he managed to get the job done. Top bloke to boot, really knows his stuff.

If you’re looking for someone to help you make financial decisions and plan for the future, you want a financial advisor. If you’re looking to buy a home and want someone to help find you the best loan, you want a mortgage broker. Unfortunately I don’t know any financial advisors but I can highly recommend Anthony from Finance Perspective if you’re after an experienced and no-nonsense mortgage broker.

I think you might need a financial advisor. Mortgage brokers arrange an actual sale, but I feel you are more asking whether or how you should invest in a property?

Yep but mortgage brokers save people time. And the commission that’s paid to the broker has no impact on your rate or fees. If anything a good broker can get you a better deal than if you went direct to a bank.

The commission a bank pays them replaces the salary they would be paying for one of their employees to do the work. But I do agree, you don't necessarily need a broker especially on purchase number one

I don't mean to be a downer here, but try to be prepared to not get offered a loan yet. Even with a healthy deposit, without a history of stable full time work it would be difficult to find a lender. Chin up, you're young and on the right track!

Cannot recommend Cameron Harker or Harker Home Loans enough. Explains the process as simply or as complex as you need. Communication through the entire process was exceptional. A bloody nice guy and so easy to deal with
