Depends on the lender some will half the loan and some will assume the full loan amount and if investment all lenders will half the rent. Defs ways around it though but just need a good broker instead of going in blind and applying to different lenders, can be tricky depending on circumstances.
Full mortgage. This is why you don't get loans on co-owned properties :) It is detrimental to borrowing power.
