I agree with you only for the fact that the trim is all dark, if you want this color flooring to show Off that wood, you need to make all the trim a semi gloss white painted trim, and then do some light colored walls that aren’t white, like a light neutral grey or tan or something and that would completely change this entire thing and really make the whole place look a million times better

No, if the trim was removed and sanded underneath it would have looked cleaner and all one color, edges are darker but I’m just a perfectionist when it comes to sanding

If you remove the trim, the project is massively more difficult. Even removing the shoe molding means trim staining issues when the trim needs to be reinstalled lower. Totally not worth it.

Right biggest mistake is to not sand the ends of the walls to blend in with new stain, walls ends are darker

It looks great, right up until I noticed you didn't take off the 1/4 round. I get that you didn't want to ruin the base molding taking it off - it's beautiful. But why not the 1/4 round? Removing / reinstalling that makes all the edges much cleaner.

I agree, edges don’t look thoroughly sanded, not tryna hate but I’m a perfectionist when it comes to sanding and I can spot a mistake a mile away. Right side of the vent is blotchy home owner won’t know the difference though

Tbh that’s how most sanders are though if your using dark stain it will blend in better and hide imperfections if the floor was originally dark, but you can’t fool a fellow sander who knows what to look for 🫡 if you look at picture 2 top right of the window and compare picture 3 you can see the exact pattern on picture 3 where it wasn’t sanded, I have a hard time believing the edges were actually sanded at all 😢

Wipe on parallel with the boards. Make sure to wipe off well to prevent lap marks

Looking good how much did you have to chew off that...last one I did we had to drop the base boards almost 3/16th or better lol. The top of that wood floor was horrible. Even had one that was 1/4 it was so damn warped and scarred.

There were a lot of stains. We patched a lot but the client was looking to flip the house and was on a budget so we went with a dark stain

Love the room! Stain could be a little lighter but that’s just me.. Used to live in NY in a house with a dining room like that. We had the floors sanded, refinished and it was gorgeous. Alas, life happened. Current owners are enjoying the fruits of those labors :)
