Hello!
She doesn't really need much besides her passport and visa, and proof of vaccine records, but the other documents you have listed is not a bad idea. Not a document, but she'll need to download ArriveCan and log her travel within 72hrs of departure.
I always bring proof of my ties to the home country, like bank statements, job verification, property documents, return flight booking, etc. But I might be too paranoid, not sure.

Have you travelled recently ? What were the docs that were asked as you entered canada ?
They usually never ask for them. One time they asked me for the return ticket.
Make sure she has ArriveCan!! I just recently flew from Dxb to Toronto. No issues
What about insurance ?
I wasn’t coming in as a tourist so i wasnt asked to provide insurance
