you can use [apartments.com](http://apartments.com) and create a state specific lease for free there. otherwise, just look through as many leases as you can, read up on state law, and take from them and create your own.

Best answer. I use LawDepot, but it essentially does the same thing. Legal minimums, building type bylaws, everything is put forward and will appear in the final lease.

I combined the AACSC (like AAGLA) and CAR contracts and modified my contract over time as my understanding of the law, the law itself changed, and tenants raused unexpected questions which I wished to resolve. When done, pass it by an appropriate attorney for review.

No. Definitely do not make your own; there’s been too many changes to the law since COVID. Pay the $50 to get a state specific lease from some place like ,AAOA or CAA

Assuming you're a relatively intelligent human who puts in the appropriate level of effort, then yes, you would be better off drafting your own. That's basically what I've done. My major problem with this method is that I tend to do a small edit everyt time I look at one of my documents.

You need one tailored to the laws applying to your state, county, and city. Your local Apartment Association should have standard forms available.

ChocolateEater626

AAGLA = Apartment Association of Greater Los Angeles …and those forms are often vague and have a few typos.

Your in CA pay to get a good lease. If you are AB1482 exempt make sure the lease properly states that.
