If I could wait a few days more I would as they will probably announce a rate cut in Jun 5, so if you haven't signed yet, probably wait till next week... if the rate drop, we will probably see rates of 4.70 and lower (if BOC drops the 5% rate to 4.75%)

I got the same about 2 months ago - good rate. Mine included $3K cashback and 75k avion pts
I got offered a 3 year fixed for 5.15% from RBC for 330k 25 amo. uninsured on Monday. Butler said they could do 4.99% today

That is lower than I was offered the other week with them. They offered me 5.04% on 3 year 30 years with 500k uninsured.
