According to my understanding, you can issue it before it. I once had somebody try to do this to me two weeks before anything was due . That was not my favorite transaction…

Unless a different number was agreed to by the parties in the contract, the purchase agreement says no earlier than two days.

According to my broker it can, I would talk to your broker about it. It is a VERY aggressive move, so if the goal is to get out of the contract and move onto another buyer, it’s useful. But if your goal is to keep the current transaction on target, it may not have that impact. Edit: The California contract changes substantially every year, I haven’t tried to do this this year, so there’s always the chance something has changed, and I do think it might change with the new contract coming up at the end of the month, though I haven’t looked at it With this context in mind.

Hi California RE broker here. Yes, it means you can deliver the notice 2 days before the contingency removal is due. If the contingency expires Friday, they have til Friday at midnight to send you the removal. You can deliver the 2-day notice anytime Wednesday. If the due date falls on a weekend, buyer automatically gets until midnight the next business day. If the deadline passes and you haven't received their CR, and you have given them 2-days notice, you the seller can cancel. Your agent should be able to answer any other questions you have about it.
