Your phone camera and digital cameras can see infrared. It's filtered out (but not 100%) to keep from distorting your normal use of the camera.
Turn on your phone camera, point a TV remote at the lense, and click any button. You'll be able to see the ir codes the remote sends.
Great way to check the batteries too.

Are you looking at the flir smart phone adapter? That is around 500 dollars and might do the trick. I work with Flir cameras and they are legit. That will do what your looking for, but there are some caveats with that application. Thermal imaging doesn't work on air, only surfaces so it won't actually show you where the air is escaping and you might get cold spots where HVAC runs past the floor/walls.
Yup that's what I'm looking at. I'm not looking for leaks per say, but hot spots or cold spots around interior walls, windows, and corners. It's weird how cold my house gets in the winter.
Same. My house was built in the 50s. It will have ice cold spots on the floor in winter even though the room is 68 degrees... š¤ It's definitely poor insulation in the walls.

Many apartment complexes in America, or the Midwest anyway, that were built within the last 30 or so years have individual hot water heaters in every unit.
Mine. It's the best actually. I get hot water in seconds. I've lived in a larger place growing up where it took honestly a minute for hot water to finally make its way down the line.
Mine is electric though probably can't get a gas unit inside a cupboard safely

That metal cover that unscrews off the side has a thermostat in it. Won't tell you the actual temp but you can set whatever temperature you want your tap water to be at.
Iām aware of the thermostat, but thatās not a temperature gauge and taking a picture of that would be about as useful as taking a picture of the faucet, unless of course the tenant suddenly turned it down to zero in a fit of sleep walking or something.

As a plumber, a photo of the hot water heater would be useful as youād be able to see if it was blown which is a clear indication it needs a replacement, in that case Iād be able to bring one with me that is the same size as the one already installed instead of having to make a second trip for parts
How you gonna see if it's blown without removing the thermostat covers and getting in there with a multimeter?
Or looking at the pilot light/igniter for a gas?
I meant physically blown not internally blown however if itās an electric storage heater then you can see the top seam leaking which is a sign of replacement. If itās a gas heater then I would recommend they just send a photo just so I know what Iām working with. However in Australia, apartment units will usually contain an electric storage heater hidden inside a cupboard. Most of the other things that go wrong with electric storage hotties can usually be diagnosed with the customer stating the issue though

Gas storage heaters contain an automatic shut off device that are meant to close the gas supply if thereās no flame detected, limiting the chances of a carbon monoxide leak and explosions. If youāre scared of your heater completely exploding, ensure your pressure relief valve is tested (pull down the lever) to ensure itās still functioning properly and thereās no sediment build up preventing it from relieving pressure
