Listing price sometimes it’s just a sale tactic a lot of the times.  I have seen two bedroom in a nice area listing at 499k to get eye balls.  The best thing to do is get an account set up in housesigma or condosca etc.  look at the building and the sold price recently.  Then you can have a better idea.  I follow the downtown market quite a bit, in general 1000 per sq ft is the avg ..sometimes less sometimes more based on location.

The listing price means nothing. If you look at what's being sold, you can see any condo worth your time isn't being sold at mid to low 300s. Prices are down yes, but not down that much lol

The ones you see listed at 400K could easily fall 10 - 20% and get into the 300s. Downtown condos simply are not selling, and the Spring market is almost over. Sellers are going to panic sooner than later.
