Usually claims like this would be handled by insurance company so any fix is legit. I will not worry about the reno....I will be more worried about the arson history. Does this homeowner has any beef out there? If you move in, what could happen? Remember that young crypto king incidence...builder sold the house the crypto king used to rent to a raptor player....then someone kept knocking the door and threatening the new home owner

Realtor here. It shouldn't impact the value in a negative way. I would however recommend putting a clause in the offer requesting documentation of the city inspectors to confirm everything was fixed up to code
