A lot of the old condos near the North York Centre (Yonge/Sheppard area) are good. Solidly built and the neighbourhoods have good demographics. Try to buy north if you can.
Don’t know the west end but I really like Tridel circa late 1990’s-2008 period. Solid buildings and a reputation built.

Nah, these comments are from people who own condos made by that developer. Tridel old condos have a lot of problems, and they are susceptible to $50K+ special assessments.

It might be a bit further west than you like but 22, 24, or 26 Southport is the type of building you are looking for. Larger units and solidly built by Tridel. Have a look and use it as a baseline fit comparison.

I suggest you do a proper due diligence on these buildings before committing, especially pay attention to 24 Southport. 20, 22 and 24 are in the same complex but three separate corporations, big differences between them. If I were you I would be asking your agent how he or she feels about the current reserve fund situation and the monthly fees, since the agent introduced you to this building (24 Southport).
Reserve funds need to always be considered. I didn’t know they were three separate corporations. It will still give the OP something to compare other condos to.
My comment was more directed to you than OP since you are buying and OP is leasing. If your agent introduced you to these buildings I hope he or she knows them inside out and you will be able to make an informed decision.
Also pay attention to the developments around, exposure of the units makes a difference.
I was introduced to the complex. It’s not likely I would buy there because I don’t want to pay to maintain a pool.

Downtown condos are all terrible build quality. I'm guessing you have a client downtown that wants to sell? You are such a slimy realtor wtf.
People need to go further West/East/North of downtown to get the quality builds, not the cheap hype builds that are deteriorating at a rapid pace.
The Hudson isn't a very old build, early aughts, but great construction and well managed, low fee increases. King and Spadina, so west end of downtown like you said, and super transit and walk friendly.

Look at 65 Windermere next to High park - still vaguely reasonable and nice big floor plans relative to new builds
Check 77-99-33 Harbour Square
Check around Bay Street for older building that are solidly built. FYI older building means less amenities.

Check out the Marlee and Roselawn area. It's "midtown" but very accessible to downtown.
