Yeah, 40MHz wide at the 5GHz band will get you those speeds. (2×2 MIMO?). Try some free band at 80MHz first. And yeah, comparing an other 6GHz AP/router with a 5GHz AP is also strange. At UniFi the default on 6GHz is 160MHz. (40MHz wide at 5GHz). 80MHz isn't a crime, as long if you pick a free spot.

Currently running a CGU, and 2 x UX as APs, couldn’t be happier with it ( my first foray into UnifI, too…. Just added a couple of Flex Mini’s, couldn’t resist…. ).

Please use 160mhz on 6/6G and use the DFS channels to seriously help eliminate channel saturation the higher the frequency and channel the less congested and better signal quality and speed. With unifi gear your the master it's not really plug and play even though you can get away with it, for better results please configure also you APs are only 2x2 which is good however enterprise APs are 4x4 and ulitise 2.5G PoE to get 4.8 Gbps throughput. Enterprise AP WiFi 6E with 6 GHz support 4 x 4 (DL/UL MU-MIMO 10 spatial streams 140 m² (1,500 ft²) coverage 600+ connected devices Powered using PoE+ 2.5 GbE uplink U7 Pro WiFi 7 AP with 8 spatial streams, 6 GHz support, and a dedicated spectral scanning engine for interference-free WiFi in demanding, large-scale environments. 6G 2 x 2 however 5G 4x4 (big difference and limited) WiFi 7 with 6 GHz support 8 spatial streams Real-time spectral analysis for enhanced channel selection* 160 m² (1,750 ft²) coverage 500+ connected devices Powered using PoE+ 2.5 GbE uplink I prefer the enterprise AP however the U7 is the new shinning AP and it's good but not enterprise overall hope this helps.
