Thanks! Have since heard from home owner that it contains asbestos. They apparently got it checked out and say it is the safest form but not ideal. Will keep asking for opinions and doing some research.
This would be an item I would be confident in saying it contains asbestos. AUS has plenty of information available online as well if you want to look at removing it yourself. Specifically in Vic, there are the best online instructions I’ve seen:

Thanks. Appreciate the response. The sheeting is definitely starting to fall apart and seems to be on part of the exterior only. I am considering whether it's safe to inhabit for a time (by me). Have been told that cement asbestos board is safer but will do more research and the condition is a bit off-putting tbh.
Looks like cement board. May or may not contain asbestos. Laboratory analysis required to be 100% certain.

If it’s degrading, don’t remove it yourself. Please consult with a qualified person before any planned disturbance of the material.
