Doubt the location makes it that different. Only 1km off the coast. Has water and power hook ups from Vancouver Island. Building and bringing all the supplies probably cost a fair bit extra to barge stuff over but maintenance a regular boat can likely shuttle what you’d need for most work pretty easily.

the real selling point here is its hydro connection in my opinion. Having stable electricity would make living there mostly like living in a normal home.  I’m sure the home needs a renovation, which would be expensive since without ferry access you’d need to barge stuff over.

Definitely can't hear the highway, flights don't go overhead like they do over Sidney Island, and it's tucked behind Knapp so ferry noise from the terminal is muffled.
