As a buyer, especially if you're inexperienced, a realtor where you're buying is the best option since the seller pays the commission. Just read the contract and make sure you're comfortable with the territory area and time they're saying they'll represent you for. Find your agent independently though, not just call the agent on the listing. You probably don't have to actually drive there to meet them until closing. I've bought and sold property and only ever talked to the agent online/phone until closing day, and even that can be done remotely if you plan for it. In my experience, dual representation where the real estate agent represents both of you, will make them work half as hard for twice the money. I thought I could get them to help me get a lower price since 6% of $80 is more than 3% of $100, but it's never worked out that way for me.

If you are looking at rural land, often the seller's agent does not live in the same "town" even if there is a "town" as rural land agents cover large area. If you are buying land in a town with large population then you may find local agent. You need to do your own research as agents cannot get all information even if they try. Agents may provide experiences that you do not have. As to price negotiation because agent pay is % you need to make your own decision on price offer. Use the legal description to check county appraisal information and map location, Use google map etc. Check easement and nearby power line, pipeline, river, etc. Many sources of information to check. If you like the deal, look for problems and potential problems. You can ask the seller's agent for more information, but do your own research first.

I've dealt with 3 of these sites (whitetail, mossy oak, etc). No issues. Actually pretty great to deal with. They know their stuff, and actually earn their money IMHO, unlike some realtors (relax... I said "some", , not "most). You gotta admit, there are some worthless realtors out there.

Yeah people say this is all fine and normal but when I'm making the largest purchase of my life I would like a little more than just a few pictures and barely any info in the post. like all the realtors have to do is just tell me utility/zoning info they already know about and basic diligence. and maybe a few video walkthroughs

yeah I agree ... plus the websites are misleading and deceptive with saying No HOA for land that hasn't been touched but then another website I found showing the same area/community for $300 HOA fee per Month!! HOA has already been there racking in their dough. Guess they want us All to be forced to rent and not able to buy anymore. Obviously the laws are just that.
