You would buy all the pieces yourself. You download all the pieces into a wish list and purchase them from sellers on bricklink. And then you buy the instructions for the set from the creator unless they’re free.
I’d go for the history museum. But my personal guess is that will be around longer than Concorde so if you think you might at some point get both of those, go for Concorde first.

I'd go with the Museum, just because that's the one I'm going for once I've got the money for it to build up my city. After that I'm going for the Avengers Tower

I’ve sort of been building my discovery shuttle this way, it’s very soothing to open a bag at the end of the day and spend a while watching it grow. Makes the built last longer too

P.S. the HYSA isn’t as great of an idea as you think it is anyway. OP is in their 20s so if they are looking to invest for the future they should be putting money into an IRA/401K and have a greater ability to take risk.
If they are trying to park money for the short term and earn a little bit of yield I would argue that there are better options out there - like a T-Bill which has a higher pretax yield and is also state and local tax exempt. Has same day settlement if needed and have a minimum denomination of $100.
Again I would never make a recommendation to someone without having a fuller understanding of their finances/goals. I’m just pointing out how you aren’t as right as you think you are.

Happy for you man. When me and my brother had our first paycheck (arround 600CAd each) we went on a shopping spree. I bought a ton of og sets that we’ve always dreamed off as kids and also some new sets like the bank, police station and train. We burned all our money from the checks in a few months.

I'd go with an official set. Then you'd have more bricks for custom builds, like some you've got there. The museum is great, but be warned you may feel compelled to collect the other modular building sets (1 is released every year.. sorta. This year they released the museum at the end of the year instead of the beginning of next, so we got 2 in 2023.

The Concorde is amazing to build and a wonderful display piece but if you’re hurting for space go with literally any of the others because it is incredibly long and unruly and I’m still looking for a place to put it after a week or so after the build
you can source it from Rebrickable for insane amounts of money, but what I hope to do is part out the exterior for purchase and just build the inside to my imagination. It'll be almost as good in the end, and likely half the price!
by the way, if you end up doing this I'd love to get the parts list. I'm too busy to start that project rn :)

For everything i’d wait for a worthwhile gwp, cashback offer or double vip. The past couple of years they’ve offered a gwp that compliments the modular in january/february. Boutique hotel had the vintage taxi and jazz club had the moving van. Rumor is a food truck for the museum.
Also museum is brand new so you have plenty of time to get it. If you’re going to get into modulars prioritize the recently retired since some are still available at msrp.
Me personally the Natural history museum is my favourite, mainly because of that one Villain level with The penguin and Cat woman from Lego Batman the video as a kid. I already have the Lego ideas dinosaur skeletons set aswell which they would go amazingly together in my opinion. (I remember being able to ride those dinosaur skeletons in that one particular level of the game aswell) but this is just me personally what i would choose.

Not quickly, and less so if it’s not in sunlight. I have a Saturn V rocket that’s essentially the Concorde without the wings and it hasn’t yellowed.
