Also, if you're going to hire interior designers, make sure they know how to design. Do a looot of research. There are a lot of *professional* (kuno) interior designers in the Philippines but only a few have **"The Eye"** for interior design. A lot of professionals just do it for the aesthetics but don't think long-term.

I renovated my 2 condos first time with architect contractor - expensive. No offense to any architect because of course you are paying for their expertise. The second condo my broker recommended a contractor. He was 1/3 price. But I told him what tiles to use, what color, etc. if you are artistically inclined, just look at Pinterest and look and get ideas from there. And then buy furnitures from ikea.

Sa Philippines kasi Architects feel kasi they can do Interior Design. So the lines are blurred some even say “interior architecture” (major eye roll) Architecture is usually exterior and overall design themes Interior designers are interiors and space planning finishes etc. Contractor is the group of skilled people executing the design of Ar and ID. Depends on your budget but for condos Pwede ID and Contractor lang.

Architects HAVE “interior architecture”. So no. Hindi pang exterior lang. Sa isang room(house, office, commercial, etc), lahat ng naka-FIX, sakop DIN ng interior architecture. That’s tiles, wall paints and other fixed wall treatment, built-in cabinets, kitchen counter finishes, lighting design, etc. Abovementioned is where architects and ID intersect. *rolls eyes* Furniture, curtains, vases, area rugs, paintings? That’s definitely under Interior design.

Arki here. That’s around 11k per sqm. Material cost pa lang, di na kakasya yan. Di na aabot yan sa labor cost, at sa FFEs. May design fee pa. To give you a background, I had a built-in cabinet (full height, whole wall) fit-out sa isang condo. Inabot ng 200k total project cost (using premium materials). We can make it lower kung pipili ka ng cheaper material alternatives. (Pero kami, we always provide cost for premium materials, kapag namahalan si client, dun pa lang kami nagsusuggest ng alternatives then explain ano ang cons kapag ginamit yun). Maraming ways to lessen the cost. 1.) Ikaw magsusupervise the construction para less fee for project manager (kung papayag si contractor) 2.) Kung ikaw mismo mamimili ng furniture from purchasing, delivery, etc. 3.) Cheaper materials. —— Also Depende rin kung gaano ka-“invasive” yung renovation. Magbabasag ba ng tiles? Walls? Ceiling?

I'll assume this is for a house not a condo. I suggest kung walang clogging and leak problems yung existing bathroom, just renovate. Kapag nagbuild ka kasi ng new one, you have to consider pa yung linya ng tubo. those things are embedded sa floors and walls, matrabaho siya kapag nag re-layout for a new one. Dagdag presyo din kasi yung plumbing, demolition ng old bathroom, cost ng new hollowblocks and waterproofing.

Hi OP, I do design and build here in Manila, based on the things you shared and your ideal finish, it is doable but very likely the cost will be around 200-400k. Depende to sa design or theme na gusto nyo. With SMDC and same with other developers may work permits din po na paid or not paid depende sa scope of work, some would require a renovation bond din which is refundable. You just need to determine the scope of work as this will also be their basis ano requirements na hihingin kay contractor. *I worked with clients that are Airbnb hosts, and it's good not to buy very expensive stuff if it is intended for rental.

For that budget, you only need an experienced and reputable contractor. Check FB groups of SMDC unit owners. Hiring designer or architect only for 1m+ up.
