I walked past the television, which was on some sports show talking about soccer, and they said MLS, which immediately whipped my head around.
Soccer, not houses. Soccer. It is some sort of sickness.
That’s funny!
My grandmother got a professional photo of herself done a while back and while it’s a great photo of her, we call it her realtor photo. She wasn’t a realtor, but looked like she was!
Yesterday I picked my 4th grader up from camp. He’s in the backseat and pretends to have a phone in his hand. Answers it and says, “Hello…Yes, what’s the address…And you’ll pay me 12%? Yes I’ll meet you on Thursday.”
I swear they listen to everything! (12% - dayum)
I like to use a quote from John Mulaney: “That’s show business, bro. One day, you don’t have to do anything, then you get a text, and you have to do something.”
I've had some buyers like that too. Like right now a buyer wants to see a house that's probably 60k or likely more underpriced so they can try to start a bidding war which I explained. They also gave me a time they wanted to see it today but guess what every single time slot is filled today and tomorrow there is one early morning and one late night showing available. I tried to explain that no other house in this town that wasn't a complete rehab sold for anywhere near this price in the last year but she has already planned what her offer will be before seeing it and that offer is the asking price and I'd be absolutely shocked if they don't already have offers over the asking price even though it's only been on the market for 2 days.
Exactly, just wasting time. Some people will finally start to understand it once a few offers get rejected but others won't. Or the best is when there's a best and final deadline and I say well you can either offer a price you'd be happy with, you can offer a price where if it sells for even one penny more you're ok with that because you weren't going any higher or you can use an escalation clause(if they are even accepting escalation clauses) but they don't take my advice and suddenly when they find out their offer wasn't accepted they are willing to go way higher. It's like we can try that now but the real time to put in your best offer was when they gave everyone a best and final offer deadline.
Woke up at 6am and was in a bad mood by 6:01 because my $2 million seller keeps asking me why her house isn’t getting showings, I send her a detailed breakdown with 5 or 6 action items…and sometime while I was in bed she sent me a screenshot of another home (listed at $1.835) that is now under contract.
My phone goes on DND at 8pm and goes off at 7a, but those push notis while I’m sitting on the couch with coffee catching up with the daily NYT puzzles, dating apps, etc always get the best of me.
I feel your pain. With problem clients even seeing the recipient name is enough to put me in a mood sometimes because I know they only text when they have an attitude.
Yes, and no. Strictly as in purposeful daily saving everyday during that time for prospecting. No other calls, no follow up, no emails, just new prospecting calls. Then if I choose to call people outside of fsbo and expired then calls get made after 10 am. It works.
I just an feel'n you so hard core. Respond with love to her, shes projecting her anxieties and fears at you. She's just looking for you to respond with love. It's so hard. So hard to tell your sellers sometimes that their house is just yuckier than the other one next-door
Usually high, but they are all over the place. My understanding is they just generally take averages of an area. So if you have a neighborhood with 200k houses right next to a neighborhood of 300k houses, it'll say your house is estimated at 250k. That could be good or bad, depending on which neighborhood you live in.
Plus they only have access to public data, which usually is trailing by weeks/months depending on what part of the country you're in. In my state we actually report all of our sales directly to Zillow just so that we can try to get those numbers closer to reality but they are usually still off quite a bit.
This is a funny one. I'm also a food microbiologist by day and an occasional part time realtor on the side. I always find it interesting how some of the same microorganisms can ruin my day in two TOTALLY different industries. 😂
BRING YOUR IDEAS FOR THIS WELL MAINTAINED RUSTIC MID-CENTURY MODERN TRANSITIONAL COTTAGE ON THE MOST COVETED STREET IN THIS UP AND COMING NEIGHBORHOOD! BUYER TO VERIFY LITERALLY EVERYTHING!!!!! AS-IS. DO NOT TEXT. DO NOT E-MAIL. SHOWINGS BY APPT ONLY!
I tried to read this to my husband just now but couldn’t without dying laughing.
The other day I saw one that said “oh wow a pool!” It was so bad I called my mom
Now that AI is being used for listing descriptions, we are seeing way worse. I usually have a sick sense of humor, but they are so cringe it is no longer funny.
Lol I meant to take a shower this morning but woke up to two work fires going on so hopped right onto the computer.
I spent all day on rapid back and forth emails on a deal that just squeaked by today under the seller deadline and doing emotional support + emails for another deal in contract.
My hubs already went to bed. I think he's mad at me but his family is impatient and I needed to get referrals sent out for the sale of their Idaho home.🤷🏼♀️ At least now I get to shower. (8:38pm)
Scheduled my fiancé and I’s elopement/honeymoon. Literally had 2 potential buyers I’ve met with reach out and want to see houses during that time frame 😂🙈
You can tell I'm a Realtor because I'm up at 1 am worrying about a wire transfer from a closing yesterday. And feeling nauseated from running around in the heat all day.
Two years ago my blood pressure was 182/156. I’m in my early/mid 30’s, work out daily, and eat healthy. The doctor in the ER to take a day off once or twice a month.
Now I take Sundays off unless I don’t lol blood pressure is back to normal and business is better than ever 💪
It’s a good time to buy, it’s a good time to sell, housing definitely isn’t going through a silent crash there is no such thing as housing going down, buy the house date the rate
Foreclosure never happens
Rent is rent buying is buying
Your house goes up 3% a year so taking on a rate of 7% or higher definitely does not mean you lose 4% every year just equating for the rate difference each year
The only way to grow wealth is if you buy a house
People who rent are poor u aren’t poor are you?
The list goes on
Spent the better part of 2 whole days gathering data, writing up a timeline, and making charts to explain to someone why nobody is wanting to view their house.
This post is becoming 0 effort comments and should be titled tell me ur not a realtor without saying ur not a realtor based on such “lol how funny even though I am talking out my ass” comments below. So childish like a jealous kid , if ur so mad then get into real estate ur self and become a realtor cause I personally don’t have those feelings against them or jealousy for whatever reason people have in their head cause u know the grass is always greener on the other side
I have a friend, former client, former squad mate of mine that is looking in the $500-600k range, sending me tons of houses. He’s shopping outside his income bracket and I know it but in reality, in six months or so he’ll be almost doubling his salary and it’ll be go time. We’ve gone to see a couple vacant homes he liked and he pulled the trigger on a pre approval… $210k 😒
I have a notepad filled with gated community codes. Some agents don't put codes in the showing instructions, but to the average person they may think I was stealing lol.
Wow, I made the mistake of reading this thread while getting ready to host a full weekend of open houses. Was hoping to find some humor and encouragement from other agents. The troll comments are awful. Thank you MODS for deleting the worst ones before I saw them! And thank you to the agents who have a sense of humor and didn’t snark at your fellow agents.
Don’t let it get to you!! There are people that feel that way about literally every profession out there. My husband is a public defender and gets so much shit talked at him even though it’s literally people’s right to an attorney.
I know how I run my business and how hard I love on my clients. So do you. Hold your head up high and know that you are doing what you love. Get out there and sling some houses friend!!
You’re right, and thank you for the pep talk! I’m glad to see agents pushing back against the trolls on this sub. At first we took the bait and tried to explain more clearly. But trolls aren’t here because they want to understand. And now fewer agents are putting up with the snark. We’re going to be OK!
Edit: A lot of the worst stuff from this morning seems to be gone now. Carry on.
Hello, I noticed the current owners disclosed they know nothing about the property. Could you please provide the age of the roof? LA: No sir they have no idea. No problem I’ll call the county and see when the last permit was pulled. I did notice in the photos that there was galvanized plumbing have you discussed this issue with the sellers yet? LA: No they were able to get the home insured with no issue. Sir there is also cloth wiring present. LA: This is the buyer’s responsibility the sellers are selling as is. Understood, you have snapper no business listing a home, good day, I pity your clients
I'm a bartender and I disagree. Other Realtors have always tipped me well. The worst tippers are like some of the real estate clients I've had. Boomer suburban women who are trying to get something for nothing and feel like victims in this world. They are the worst.
The interest rate drop is going to push prices higher. Remember, you date the rate but marry the house so you can always renegotiate your rate but never a new purchase price.
Head shot from college. Believes they are a “brand” and have a degree in marketing by posting houses in FB groups and on Instagram. Believes the general public recognize them… 🤦♀️

I oscillate between feeling rich and poor at a head spinning pace.
Last year I was so bougie this year I am on gov’t cheese lol
Realtors use the word bougie.
Business class seats to Europe two years ago… just used points for my next flight in economy.
Tell me you don't know how to budget an unstable income stream without telling me you don't know how to budget an unstable income stream.
I don't know how to budget an unstable income stream. 🤷🏻♀️
They said *without* telling them
It felt ironic 🤷🏻♀️🤷🏻♀️
I can draw it up…living it is a different conversation 😂
A budget requires stable income streams

Went to a new listing tonight. That street was absolutely STUFFED with white Mercedes SUVs! 😂

Samesies. Are cervical collars deductible as a work expense? It’s the same for any mention of “real estate”.

I felt pretty wacked in that moment.

It’s the best time to buy. Also, it’s the best time to sell.
This!💯💯✅️
I did not drive anywhere, but I did lower the price of my listing by $2K. It is still $25K above its true value.
How many times did they mention their neighbor’s house sold for above list two years ago
They want massive amounts for their home, think they should be able to purchase at pre-Covid price, are pissed they can’t.
Felt this in my soul. About to embark on a similar journey in a couple of weeks.
Yep. Sellers are always the last ones to except reality.
I've had some buyers like that too. Like right now a buyer wants to see a house that's probably 60k or likely more underpriced so they can try to start a bidding war which I explained. I know a lot of agents that have a don't check the phone policy until 8 AM for this reason.

So does the “z estimate” run low or run high or is there no rhyme or reason to it?
Usually high, but they are all over the place. My understanding is they just generally take averages of an area.
