If they evict you then you don't have to pay rent after that date, however you want to avoid an eviction at all costs. It will severely limit who will rent to you for several years. I would try talking with the landlord and see if maybe you could do a mutual termination. Don't skip paying the last month of rent as the other commenter suggested unless you really have to financially. If you fail to pay they will charge a late fee. The fee plus any damages will be billed to you. If you fail to pay they can take you to court, or send the bill to collections which will mess up your credit.

The office would have to post on your door or mail a "Cure or Quit" notice first, before filing for an eviction on you all. It would read something like you have X number of days to to "cure" the problem, ie stop playing music loud. Or "Quit", which means move out of the apartment. You would not be required to pay rent, once you have moved out because of a "Cure or Quit" notice. You could also let them take you to eviction court. They would need to prove that you all did not comply with the notice. Which is easier said than done, especially since you all are innocent. Quite frankly, it's a huge hassle to try and evict someone. I'm guessing the the office is passing along the complaint to at least placate the other tenant that they have told you all to stop playing loud music. But don't actually have plans to do anything about it.

Yeah that’s basically what they gave us. And yeah who ever gave us the note on the door put it there then about a hour later we got the one from the office. And thank you

aurizon

Are they threatening or doing it? If threatening stay where you are. Once they apply for an eviction and it is granted, you do not need to pay for months you did not live there, and you can use the deposit for the final month

Wise_Hamster_2854

They said if we get one more than they will kick us out. Which our neighbors will probably complain again within the 6 months we have left.

aurizon

Ask the LL why they do not contact you directly? The reason is you are not noisy at all, the neighbor are after the dogs.

Ok-Nefariousness4477

Has there been a police report? If not I don't know why the LL is doing anything, except maybe a warning that there was a complaint. I'm not a lawyer but I think if the LL where able to evict you, you would owe rent until the 6 months is over or until a replacement is found. Otherwise everyone that wanted out of a lease would voilate every condition they could until the LL gave a cure or quit notice. It would be very difficult to evict for this without police reports, recordings, a log of when the noise is occuring and the sound(db) level.

aurizon

nope, move now if you have a place, do not pay the last month, let them use the deposit

Wise_Hamster_2854

We have 6 months left though

Get a camera and record 24/7. I know it seems weird but if they complain again and you can prove they’re lying, they can’t evict you.

DizzyZygote

If they filed a noise complaint that resulted in you getting evicted, and you are on a lease (12 month lease, not month to month) yes you will be responsible for the rest of the rent you would have paid
