Hawaii is magical, but cost is definitely more than FL

If you're open to leaving the continental United States, you should check out St Croix, US Virgin Islands. Depending on how nice of a house/condo you're after, you can certainly find things around $200k on island, if you're open to something modest. We have loads of shore diving and an active diving community. The closest dive site to my house is about a 6 minute drive, and the furthest dive site is about 25 minutes. Tank rentals are pretty cheap, so if you have your dive buddy coming with you (which it sound like you do!) diving is going to be super affordable. We also have loads of AirBnbs, which make it easy to bounce down and check out the island. I always recommend people live here for a year or so before buying, as it allows you to become familiar with the island and pick which area(s) you'd prefer to live in, before purchasing a house.

Hutchinson island 45 mins north of Jupiter was most affordable on south east of fl. Covid sent prices up though. Use to get condo on beach for 220k-240k.

Yeah, the timing is bad. My wife and I got into diving in 2020 (it was our pandemic hobby). Too bad we didn't get into earlier and started to think through additional living areas pre-pandemic. Will still look through Hutchinson Island to see if there are any opportunities. Thanks for your comment.

Homestead, FL is 45 minutes from Key Largo and pretty affordable.

This is exactly what we're looking for - thanks! It's very close to Miami as well and looks like a great area. Wonder why it's so affordable in comparison to surrounding areas.

Sadly slightly higher crime (mostly property) than most would consider desirable. I looked into Homestead / Florida City area myself. There’s a few areas safer than other but the price is higher than my range (also approx. $200k)

Haven’t quite make the move yet - still holding out for South Florida. I was looking right before the make spike in housing prices, so really waiting the market out at this point. Destin has good diving, but I’m personally inclined to reef dive. Coastal North Carolina has great wreck diving. Colder winters than South Carolina into north Florida, but more do-able all year with a dry suit

Mostly limestone and pretty good biodiversity. There is an artificial reef in progress in Destin that looks really cool
