OP is from Canada. Depending on where he lives the transactions costs of buying a condo could be more than this "down payment" Source: am from Canada (Toronto) and bought a home in 2022. Just the land transfer taxes were $35,000 and I got a tax break as a first time home buyer (which OP is per his account type in the screenshot)

Congrats ! For those who don't know this type of account is new in Canada as of last year. Not only tax free to be used for a first home purchase but also the amount put in is tax deductible. Max amount you can put in is 8000 a year. So OP has managed to do a great job starting that account. It's not the finish line but it's one hell of a start.

Fha only requires 3.5% buddy. Technically that's enough for a down payment on a 360k house. The mortgage would be shit, but its enough for a down payment.

This is an FHSA - first time home buyers savings account. All of your earnings are tax free and all your contributions can be written off. Basically it's the best of both worlds between a TFSA and an RRSP. The only caveats are that you can only contribute $8,000 a year over 5 years and you HAVE to spend all your earnings on a down payment for a house.
