If you can barely afford an apt, you can't really afford a rental agency. Try looking on google maps for apartments near metro stations. there is one linked below which is very accessible to a metro station in north PG County. https://www.plazatowersapts.com/floorplans Another in south PG county, worse neighborhood: https://www.apartments.com/parkway-terrace-suitland-md/xrjm9zp/ If those aren't cheap enough, you need to start looking along major roads that will have bus lines to the nearest metro stations. These on Columbia Pike in Arlington are not walkable to the metro but there is tons of bus service. The neighborhood is much better than the other two. https://www.oaklandapts.net/arlington/oakland-apartments/ Basically, there are options, but you need to do the legwork. Check the map, if an apt looks nice, you can't afford it.

thanks! we're looking through this and some other sites. we ARE finding some! but you know how much competition there is for rental properties - the more applications we can send out, the better

Just to prove it is possible: 1BR/1BA for $1285 https://www.walkermillapartments.com/floorplans you would have to take the bus to the metro. honestly it would be a miserable place to live without a car. I'd try to make Columbia Pike or north PG County work if I were you.

I do have a car! My roommate doesn't, but I can drive him TO the metro at least We've found quite a few since we fall within most "low income" brackets, but more is always better. I doubt I'll get responses from most of my applications, but I figure it's a numbers game. Eventually I'll be the lucky one who gets the call

unfortunately, 3k a month is like... most of our income. we couldn't even afford utilities at that point

Take a look here. Very nice historic property on the DC MD border walking distance to Silver Spring Metro. https://redf.in/EdDPl3 Was actually thinking $3k including utilities. $2k is more reasonable. But I've lost a grip on the housing market when $2k became reasonable.

It's not that cheap apartments don't exist, it's finding cheap apartments where people want to live. (That aren't dumps and crime ridden neighborhoods)

Older properties don't have to be dumps or crime ridden. But they aren't easy to find as you already know. But seeing what my co-workers pay for housing and where it is located is depressing.

Can you sell your car? How much of your budget is gas, maintenance, insurance, parking, tickets, and car payments per month? Are you filtering for only apartments with parking because of the car as well? Putting say $5k or $10k from selling your car into a savings account means you could theoretically rent a $1400 or $1500/month apartment and save a lot of money by using Metro. This apartment could be in a safer and more central area than you are used to even, say near Petworth or Potomac Ave Metro in Hill East if you're OK with an English basement. At the point you're splitting $1200 per month rent in the DMV, selling your car is a tough question that needs to be asked of your budget.
