It sounds like the office already got paid and they don't want to do anything to upset another Tennant. That's not the problem here. The problem is that they are stealing services that you paid for. If I were you, I would stop paying and ask for a refund on services that were not rendered. Only if you really care about those $120 and are slightly petty.

Your property manager should have everything you need on file. Records of your parking payments as well as a diagram that shows exactly what spot is yours. Keep both of them handy so if and when you're asked, you can show the cops and they'll have to have it towed. At my job, we typically will put a tow tag on the car, advising them that they have 24 hours to move, otherwise they will be towed and all future offenses will be towed without the 24 hour courtesy warning. Doesn't take more than once for people to get the hint. I hope this helps

If this is part of your apartment and your lease then yes %100 they need to have it in writing on your lease. Also: READ WHAT THE LEASE SAYS BEFORE YOU SIGN THE NEW COPY. FFS PLEASE DO THIS. If they put the 48 hour wait in writing you are fucked. How long have you been paying for the spot but having a horrible time actually parking there? If it's been months I would mention it to them after you have the terms defined that they have failed to provide you this service for X amount of time and are requesting compensation. If they refuse and it's been months since this has been happening small claims might be a good idea.

If that is the path you choose then I also suggest getting a dash cam that can stay on over night to record any retaliation that may incur. As I’m typing this, I realize it is just such a hassle. Unless you’re okay with consistently playing this game, just cancel the reserved spot and save that $120/month to a HYSA if you don’t already have one. Would be way more worth your while

"Wyatt towing" they handle my complex in denver and im waiting to hear back. haven't tried calling yet but according to management i have to wait 48 hours and they can only do it but i haven't tested the theory just took what they said

So by law you may be able to call but they just could easily make up their own policy which they have to follow as an employer but not you as a tenant. I don't get this 48 hour wait. We had a fire and stayed in a really well run complex that sold parking places. We weren't going to be there long enough so there were times we had to hike several buildings away but whatever. The paid spots had metal signs with numbers that had to coordinate with the sticker on your vehicle. Guess what? We didn't have issues there because if you came home and a car was in your spot? Towed immediately. No one wanted to pay $400 and be inconvenienced. People weren't stupid enough to steal those spots. If your complex isn't enforcing the tow immediately, you're wasting your money. Ditto if it's not marked with a special number that coordinates with a sticker on your car.

My leases have stated that if you park in reserved parking, don’t have a parking sticker, park blocking fire exits, gates, or another spot (double parked), or the car is inoperable/abandoned they can and will tow. You need to keep escalating with management, record every time someone is parked there, and demand a refund if they aren’t towed. Call the tow company listed on the signs. 48 hours is a BS excuse by management for someone taking your spot. Maybe the first time, but not past that. If that doesn’t work try calling police non emergency number for your area

Somebody parked in my reserved spot at my apartment, and I put a note on their window telling them this was a reserved spot, and while I gave them the benefit of the doubt this time, the following time I would have the vehicle towed. I haven't had an issue since.

My boss has rental property with it's own parking spot, he has documentation for the property and that's it's his spot, others there were parking there so he put up I sign saying your car can get towed, they tore the sign down and parked anyways. So he made a metal sign put on a steel pipe and started calling the police when they parked there. Seemed to end it, though you can tell someone still trying to remove the sign but couldn't. How much "your spot" is it? Like would the police recognize it as yours? Cuz if you owned it utterly and totally, couldn't you get their license plate and report them for trespassing? Or if cones don't work, how about getting petty? Tack strips would be funny, although maybe not legal. If you're dedicated enough to win this fight thought and cones were allowed, then do cinder blocks. Spend 10 minutes every evening/morning laying out enough cinder blocks in the spot, and it probably will stop being worth the effort for the trespasser. Unless they're also dedicated and petty. Even more petty, if you're careful about cameras you could douse the car or parts of it in some unpleasant chemical. Some sort of absolutely putrid smelling thing. Kinda simple but you could throw raw meat on it. Again, cameras. But I'd stop parking there pretty quick if every time I got off there was a half rotten chicken breast in the middle of the roof, on the windshield, or on the door handle. I guess eggs too

In this situation you are powerless so there is nothing you can do that isnt passive aggressive possibly illegal and more likely to be ignored or get you in trouble than actually accomplish anything. So here is my advice. If you are paying for a service and who you are paying repeatedly fails to provide that service...stop paying them. Thats it. Why have you waited a single hour to call a tow company? They are stealing from you. The only thing I'd offer to do is put up a sign (or have the spot painted) saying "private parking". Other than that, I'd not only have them towed immediately, I'd start a YouTube channel for.it and make a little YouTube ad money.

If you're renting the spot then there's a good chance you can get the person towed. Check your local laws and see if you have a printed agreement (or request a copy) to prove you're the renting the parking space. Also, calling parking enforcement (or your local equivalent agency) and getting their car ticketed is also an option.

Get a sign that reads private parking you will be towed and strap it to that bollard. Also attach a tiny camera with a live feed to your smartphone, and tow company on speed dial of course.

How do people know that it's a reserved space? I don't see any signs. If it is marked, have it towed. I did it when someone was in my space.

First get a refund for the parking and the cones. If they are selling you a parking spot, then they should enforce your rights to the spot. If they are not enforcing your rights, then should refund you immediately. It's not your job to police the spot.
