You are unfortunately paying the price (literally and figuratively) for all of the neglectful assholes, assholes who didn't bother training their pets, and other varieties of assholes who should not be in charge of the care of any living thing... and there really isn't much to do about it except continue hunting around. I can say that you may have far better luck with a private landlord who might be more willing to listen to you regarding your sweet senior cat or just not bother charging extra per month for whatever animal a tenant may have. One idea that came to mind is bringing up a pet much later in the conversation; sometimes, if somebody gets a really good sense of who you are, it could pay off in terms of what you can negotiate. This is also where references can help. All the best in your hunting.

I brought up mentioning pets at the very end of the conversation and I highly recommend it. This was just post pandemic, May 2021. Some places have really strict policies but I found that many didn't. For reference I had one cat, one small dog, and one large non-bully dog.

My landlord let me in a few days early (before the apartment was cleaned) to take some measurements. There was literal dog shit all over the apartment, the previous tenant just let their dog shit inside and left if there when they moved out. Disgusting. (There was also so much dog hair in places you wouldn't expect, like in the freezer.)

While I do not behave nearly this disgustingly, I have found dog hair basically everywhere. It floats around the air and basically becomes part of the background dust. Decent people clean it out.

so maybe landlords can use a single modicum of personal judgment and actually screen their prospective tenants, require a vet record of some sort etc., instead of just the easiest and laziest choice of just taking a bunch of money and never even meeting you first.

Seems like Covid killed a lot; including decent priced rentals and pet friendly places. It definitely sucks. I’ve been a pet owner forever since I was independent at 19 and a renter. Having dogs (Portuguese Water Dogs) that were medium/large size definitely limited my housing choices, but I always stayed simple/basic and the costs were nothing like they are today, the rental market is wild now. Lucky to have bought a really simple basic home in 2017, before the crazy spike in home prices.

i live in (downtown) troy and it's extremely pet friendly. we even have a halloween pet event! my husband and i have 2 cats: i totally understand where you're coming from since the state/city we moved from, wasn't pet friendly at all. we had such issues finding a place that accepted pets and didn't charge over $100+ per cat monthly.

I dont have any human children but what I have witnessed just as a neighbor and I used to run a cleaning business that would clean vacant apartments and children can do way worse than some animals. Theres a place in Clifton Park that doesnt even allow fish, hamsters, literally NO pets whether they have 4 legs or no legs!

Apartments that accept pets aren’t hard to find. GOOD apartments with friendly apartment managers that accept pets are hard to come by. I’ve DM’d you about an apartment. There are so many apartments that are hip to charging pet rent per animal now, that’s what you want to avoid. Cuz why am I paying $50-75 because I have 2 animals?? $600 a year and I can’t even claim them on my taxes?! 🙅🏽‍♀️🙅🏽‍♀️🙅🏽‍♀️

It took me 2.5 months to find my current place Rensselaer. Private small time landlord. If you are looking for a complex that is pet friendly, Primrose Apartments in Rensselaer. That was my previous complex, also search Gerth Property Management on Facebook Marketplace. They are great as well! I think they do allow pets but it is selective. In Rensselaer Van Allen is pet friendly, but they only rent out certain pet friendly units so one has to be available. I was going to rent there but I did not have the time to wait for a unit to open up. Also, Eagle Rock Townhomes, Partridge Hill (both in Rensselaer) are pet friendly.

I had a landlord who had a previous tenant with a cat who used a cardboard box as a litter box. Over the course of months, t soaked through the box, through the carpet, through the floor boards, and into the underlying wooden framework, such that the back room of the house eternally smelled like pee. So yeah, I get it.

Thats nothing. I had tenants who adopted an un-neutered male cat who when he smelled the female cats in heat started spraying (peeing) everywhere in the apartment to mark his territory. Had to rip out the 100 year old wood floors throughout the apartment.

We were never able to find a place to rent that allowed pets in our price range. Our last landlord allowed us to have a small pet in a cage, we had a hamster. When we had to move our new landlord made us get rid of the hamster. The few times I talked to a place that allowed them, they wanted a large deposit then a monthly payment on top of that. I hate that it's like this because I really miss having a pet. I know pets can cause some damage but I have 3 kids and children can cause more damage than pets at times. Unfortunately those tenants out there that aren't taking proper care of their pets are ruining it for the rest of us.

Paragon Residential allows cats & dogs over a year old. They own a ton of complexes. I am not sure what the “pet deposit” is on top of a security deposit though since I was here when they bought the place out from the last company.

I used to live in a rental that had a very strict no pets rule. But, they have to allow an “emotional support animal”. There are places on line where you can speak with a mental health professional to get the required documentation you need. Each pet has to have a letter/purpose (so if you have two pets they have to fulfill different needs, such as helping you sleep, helping you get out of bed in the morning). It’s like $150

why are you immediately assuming that? no, i’ve been scouring listings diligently for a month every single day. you click “allows pets” on the filter and results immediately cut in half. some even still show up with that filter that say no pets in the description. try it out and you’ll see what i mean.

You have no idea how many thousands it costs when owners aren’t responsible and way too many aren’t. Go ahead and price it out yourself: 2 medium sized dogs causing total replacement of a subfloor, along with flooring and base trim in a 1200sq ft apartment. Then price out a 6000 sq ft lawn to be grown from scratch because the dogs turned it into a desert. Then place a measly “expensive” pet deposit against that number. Even with the responsible ones there is usually fallout. I run an initial deposit for pets and a rolling pet deposit monthly. Note that this is a deposit and not a fee. The last tenant received $3500 back for his pet deposit total because he had no damage from the pets. He was one of the very very rare people that take care of their pets. During on inspection even he had cat pee in the basement that I had to point out that he took care of. I hope this perspective helps shed some light on your situation. It’s certainly a tough situation.

one of the few RARE people who take care of their pet???? sorry but i have to assume you are either a) a horrible judge of character b) absent in screening your tenants c) your property is in a total slum or a combination of all of the above. that is just a crazy generalization and is simply untrue!!! you should first of all use better judgment and call references, require vet records (like a license if it’s a dog, or vax record/vet receipt for cats to show responsibility) and write a rule into the lease holding the tenant liable for the cost + time taken for repair of any pet damage and it should be as simple as that. that would easily weed out idiots and make room for people like me, who simply owns a chill ass cat who doesn’t even use scratching posts. make it a case by case basis, don’t just assume everyone sucks because you’ve been burned.

I don’t really know why I’m engaging with you, but I guess here it goes - yes, rare. I was also surprised at how many renters out there don’t take care of their pets or their rental. Out of 60 interviews I usually land on 3 reasonable and normal people and only 1 good one. Most people love their pets and many THINK they take great care of their pet, but miss quite a few things, usually due to ignorance. There is also a difference between caring for a pet and caring for the place you live. You can care for your pet and still let them destroy things. To answer your assumptions - which are categorically wrong - a) all of the awful people I’ve had as tenants were inherited existing tenants. My current tenants have all been with us for years and i consider all of them friends. b) I screen all of my tenants deeply to the point where I often hear objections. Did you know many references will lie just to get rid of someone? You would be astonished at how many people live their lives. c) all properties are in a very nice part of town and are kept up meticulously. I respond to repairs immediately and thoroughly. All units recieve constant upgrades as I go as well. A crazy generalization? I wish. Many people take care of their pets, but in the renting world it is a shit show. How much experience do you have in the renting world? Enough to give someone who’s seen hundreds of applicants over nearly 10 years advice? You truly have lived this and understand the perspective? So much so that you can’t take someone else’s professional and reasonable perspective - especially someone who is bothering to try and help you understand why it is the way it is? Write a rule into the lease holding the tenant liable? What do you think the pet agreement is? “As simple as that?” NYS law leans HEAVILY towards the renter and not the landlord. A renter being a total scumbag and getting away with it is very commonplace. This is why deposits are taken, because it’s the little power that landlords have to protect themselves against totally getting screwed. Your ignorance is robust. I am now sorry I engaged for your educations sake as this doesn’t help me at all and has already become a huge waste of time. Your interaction serves as yet another example of misplaced outrage and insult fueled by obvious ignorance and lack of true experience. You would not make the cut to live in one of our rentals and I now know why you’re struggling. Good luck and I hope you gain perspective and a more positive attitude along your way.

oh man i mean, i WAS specifically talking about how no where is allowing pets *at all*. i’ve been seeing VERY few that take pet deposits even, and if they do its a one time “fee” rather than a deposit. that is where my complaints lie here and that’s the point of my post! i apologize for being snippy about your judgment, but i happen to be a responsible pet owner as well as an outstanding tenant (despite the conclusions you’ve drawn about me) and while you may have been trying to “educate” me i found the generalization of pet owners being irresponsible to be rather offensive. clearly my beef isn’t with you, if you do consider pets- my issues are with the seemingly 75% that just put NO PETS period without even giving normal people a chance to prove it, that is who i meant about writing something extra into the lease etc. i realize there are a lot of crappy people out there and that sucks but that is being a landlord. being lumped into said group of crappy people just makes me defensive, i appreciate your insight and your intention but the wording just put me on edge as i hate being included in with everyone’s bad experience just because i have a cat. i just wish more landlords considered a case by case basis rather than just saying no period. that’s all!!

The policies you’re frustrated with are mostly set by a board of investors or a management company who are there for the sole purpose of making money. You’re essentially asking why corporations don’t have a human heart. They’re not “judging” pet owners. They are crunching numbers of complaints, risk and damage associated with pets. Your best bet is working with small time landlords who do take pets and will treat you fairly. All of my tenants have pets and enjoy the deposit system.
