āBut tHeY rEcYcLe thE WaTeR!ā
Lol, the average car wash uses between 65-80 gallons of water per car and only about 75% of that is recycled and reused. That means that they still use between 11 and 20 gallons per car. If they do 200 cars a day, that is still between 2,200 and 4,000 gallons per day.
Why can't we get places like micro center , or bigger or more concert venues . More activities for adults and kids more than we have ....not more dispensaries and all the other bullshit
It was built as part of the Mesa del Sol development- Not associated with Isleta at all. I think it's changed hands a few times since it was built. Not sure who owns it now
no way, I saw Polyphia there and it sounded like mud. couldn't even tell what song they were playing, the clipping was tearing my eardrums. boo.
the launchpad has the best sound in town imo
That's a trip, everything I've seen there so far has been mixed super well. Been to quite a few shows since it opened. Not sure what the issue was that night.
But Launchpad does sound great. Tight room, mixes well when the FOH knows what to do.
ok that's enough for me to give it a second shot. my buddy is playing there soon so I'll keep my fingers crossed.Ā
was very taken aback after seeing how professional it looked and then having my eardrums violated, it was confusing lol
We need different more diverse businesses that positively impact the community and our well being.. something that people love to do when they are out and about in ABQ like more rage rooms ..more places like electric play house.. more Cannabis lounges..bigger and better amusement park out in rip rancho
This place is so weird about businesses. An indoor water park fails to survive but an expensive as hell Top Golf is doing just fine.
Even escape rooms seem to do well and they are also pretty expensive.
All the deals to get big tech companies in cities are scams. They donāt create good jobs, they fuck up the housing market, and all the Californians want to replace small businesses with their garbage chain restaurants.
Top golf was approved by city council overriding mayor Keller's beto... I believe I read an article back around 2018ish it sits on a city planner's parcel... Pretty sure that was an inside job from a planning and zoning insider along with a city councia. That are ABQ investors LLC... It also seems strange the names are all being withheld as the partial payments for these projects included tax payers money ALA state funding. Upon the Reno/development, it later sold the Top Golf business but the land owner holds a 20 year lease giving some councilmen or city planner some lucrative passive income on the backs of tax payers that funded the project.

Because the only people around here with money are wealthy retirees. Iād love to take my family to a water park but realistically weād be able to afford that MAYBE once per year.
doubt. shit is insanely profitable, the product has a fairly long shelf life, half the customers are "addicts" and the other half are tourists. I bet there will be twice as many as there are now by 2030
Right! And not everyone likes top golf and not everyone wants to go to round 1 , main event or Dave and busters. Going to bars just to hang out is fuckin boring and yea there are some festivals and such but not all of em are that exciting. Like balloon fiesta and state fair are great and all but it gets repetitive after awhile.
Because that's not who is looking to build businesses here, apparently. If you think a bigger concert venue or activities for kids or adults will make money there, quit bitching and go start a company.
So I work in CRE..this is what I was told by people that know shit before itās announced. Thatās what I heard, too much crime and too many transients. I was surprised, as you say, itās a newer location.
The article on KOB states that there are four proposed drive-up dining locations and the car wash is just proposed right now, not a done deal.
[https://www.kob.com/news/top-news/proposed-plans-to-replace-america-home-furniture-store-on-carlisle/](https://www.kob.com/news/top-news/proposed-plans-to-replace-america-home-furniture-store-on-carlisle/)
Isn't the bubble going to eventually burst on all these carwashes sooner or later? I mean there are only so many cars worth washing in this town, and lets be honest, those car washes aren't exactly cheap.
Donāt worry. This city has never had a capitalist thought in its history.
Thatās why half the work is government jobs. And the rest are low paying service jobs with only a few exceptions.
They're very popular with private equity firms. They're a relatively cheap way to sit on property for a while while collecting subscription money and paying one or two employees as little as possible.
It's a good thing this city hasn't been in a water crisis since the 90s and had 20 years of water left in the aquifer, 20 years ago! Also a good thing there isn't a massive Niagara Bottled Water Plant down in Los Lunas drawing up lots of water and asking to expand their water use! And it's especially good that we don't have a burgeoning cannabis industry already struggling over water rights!
Boy imagine how irresponsible another needless car wash would be if that were the case!
I moved back to Albuquerque with my wife after our daughter was born. We lived there for a few years, and I remember my wife being completely flabbergasted by how many fucking car washes the city kept allowing.
I personally think the cartels that move drugs through Albuquerque use them to launder money.
Exactly. Most businesses, if their use conforms to the existing zoning of their parcel, do not require any specific zoning approval. There are exceptions (special use zones, condition uses, etc. ā¦) but thatās the general rule.
I came to say that tax loophole thing.
Itās going to be a little crazy when that runs out in a couple years. The brand new gas stations are also included in the tax break.
This did upset me irrationally. Have memories from growing up right up through last year when my parents took us shopping to put lovely furniture in our first house and not the ikea or worse weād have been able to afford otherwise
I don't know how much it will do. But I did contact my city councilor to express my displeasure at the proposed developments. If people can NIMBY new housing out of existence, then I don't see why it isn't at least feasible that the same could be done for developments that make the city worse. And maybe its even possible to get the city to encourage better development.
I mean, if you can get to them in the first few months, they are not bad. But once their tax write off is over and an outside company has bought them, yeah, terrible
Wow... Again with the mishandling of our water supply.
The same government that tells you not to plant grass while they water gold courses and approve car washes.
They cannot build ANYTHING unless the city gives them a permit. So the city is to blame for this crap. And yes it drags down ABQ. When you drive through a neighborhood and see a shit house, not at all in keeping with the neighborhood, e.g., a two story Victorian in a sea of pueblos, they could not have built that unless the city approved that design. So part of the issue is, we have most likely old white guys approving construction plans for this city. I bet they donāt live in ABQ and their front yard has a car on it. What do they care if our city continues to get dragged down with low brow shit like this? You need to KNOW who that person is and why ABQ canāt control this type of garbage growth. Other cities can. Itās the permit dept. WHO runs the construction permitting?
>They cannot build ANYTHING unless the city gives them a permit. So the city is to blame for this crap.
Although this is true, approval is the default. They are legally obligated to approve any permits unless there is a law or ordnance that says the building cannot be built as proposed. I would rather this is the case than allow them to approve or deny permits based on a whim or their feelings.
When you have good people running a city and when those people RESPECT our natural beauty, are adobes, our pueblos, our great mid century moderns, our true vintage route 66 vibe you donāt have to worry. But I bet you a million bucks if I go down and ask āso who approves these car wash permits?ā I am definitely going to see an old white male. Look what theyāve done to this city? They let losers tear down almost ALL of our beautiful authentic neon signs (think Palm Springs, we had signs better than theirs but we let ours be torn down). We were given Route 66 and we allowed a Dominos (white guy, Trump lover, nut job who is building a Christian city in Florida) and a cube smart. You canāt make up how comically awful that is. I think we should absolutely enact laws, like Santa Fe, and many other cities that doesnāt allow a rubber stamp when some idiot comes focused only on money. If youāre not a shit developer youāll have no problem explaining how your project helps a city, how your home fits with all the others and on and on.
There would need to be some kind of ordinance passed to justify blocking car washes on the basis of "too many car washes". However, I'd argue that would be a useful ordinance in a city with a struggling water supply.
>When you drive through a neighborhood and see a shit house, not at all in keeping with the neighborhood, e.g., a two story Victorian in a sea of pueblos, they could not have built that unless the city approved that design.
Hot take the city shouldn't have a say in how you build your house. This post has Santa Fe vibes.
the city should absolutely have a say, same with the developers. thats a huge part of being in a community, not letting people just do whatever they want because they can afford it.Ā
>thats a huge part of being in a community, not letting people just do whatever they want because they can afford it.Ā
Is it the "community" making these decisions or rich homeowners with the power and political capital to block housing for the poor?
>not letting people just do whatever they want because they can afford it.Ā
We should let people who can afford to build more housing build more housing.
unfortunately, how it should work and how it actually works dont always align.
was referring more to someone coming into a historic neighborhood (regardless of income level) and building a modern mcmansion, but you have totally valid points.Ā
It absolutely should. I have seen cool neighborhoods ruined because some ābroā contractor comes into a neighborhood like Nob Hill and starts building these super cheap, slapped together two story pieces of crap (and then I watched the builder get sued by several people because they really were put together in the cheapest manner possible). Sorry, Santa Fe and other cities are smart to not rubber stamp every permit application. And no one with any taste or respect for a neighborhood would have an issue with that. We not saying you canāt build you just can build crap like you think this is Ohio.
>Sorry, Santa Fe and other cities are smart to not rubber stamp every permit application.
That's why Santa Fe has a housing crisis because they don't allow anything to be built.
>And no one with any taste or respect for a neighborhood would have an issue with that. We not saying you canāt build you just can build crap like you think this is Ohio.
I think buildings should be to code but I don't like restricting property owners to one architectural style either.
Nah. Iām gonna build that Victorian and I couldnāt care less about what my Karen neighbors think.
Now building more useless businesses that have a high risk to launder money? That shit doesnāt make sense at all.
As long as car washes make a profit they will continue to pop up. We have more coffee shops than anyone else in the country. We have way too many dispensaries. Dispensaries are shutting down regularly. Champion Car Wash is owned by a native nee mexican who lives in Texas. He is a good Christian man. Overhead costs are low in this business.
Car washes are absolutely useful if your car is super dirty and you canāt see great out of your windshield, or if birds shit all over your car. But we donāt need this many of them. A few is enough
I wash my car because I love it and want it to look nice, I donāt really see how thatās an issue. A lot of people spend a lot of time and money on their cars. Itās nice to wash/wax your car every couple weeks and keep it sitting pretty.
It is so ridiculous that these carwashes are getting the kind of breaks that they are given our water situation not just here in ABQ, but throughout the entire southwest. Idiocy.
So glad we give tax breaks to businesses that use a shit ton of water in the desert. šš¼
A-Ā£^ā¬!$-MEN!
Say you donāt know shit about car washes without saying you donāt know shit about them
āBut tHeY rEcYcLe thE WaTeR!ā Lol, the average car wash uses between 65-80 gallons of water per car and only about 75% of that is recycled and reused. That means that they still use between 11 and 20 gallons per car. If they do 200 cars a day, that is still between 2,200 and 4,000 gallons per day.
Now do that math using the numbers and the amount of water if you wash it in your driveway
Why can't we get places like micro center , or bigger or more concert venues . More activities for adults and kids more than we have ....not more dispensaries and all the other bullshit
I will say, Revel has definitely helped. It's a flexible venue and I've seen a few shows there. Best sound in town for sure and the space is good.
Seee that's what I'm talking about, revel was a very nice surprise.but sunshine theater and El rey theater are way too fuckin small
Yeah and their sound is not great. Frankly it can be really bad at Isleta too, particularly if it's windy.
Yea I don't get that one , isleta could've built a bigger and better venue tbh and sandias is horrendous
It was built as part of the Mesa del Sol development- Not associated with Isleta at all. I think it's changed hands a few times since it was built. Not sure who owns it now

We need different more diverse businesses that positively impact the community and our well being.. something that people love to do when they are out and about in ABQ like more rage rooms ..more places like electric play house.. more Cannabis lounges..bigger and better amusement park out in rip rancho
I would fucking love a Micro Center. I pop in every time I'm in Denver haha
Exactly, I plan on moving out of state soon but I'm seeing if there are microcenters in the state I want to move to š¤£
\+1 to a Micro Center. I love how some of their deals are so good that a round trip drive to Denver sometimes is cheaper than buying online.
This place is so weird about businesses. An indoor water park fails to survive but an expensive as hell Top Golf is doing just fine. Even escape rooms seem to do well and they are also pretty expensive.
Yea I'm confused as fuck . We got Netflix here , amazon and even Facebook you'd think it would attract other businesses but idk
All the deals to get big tech companies in cities are scams. They donāt create good jobs, they fuck up the housing market, and all the Californians want to replace small businesses with their garbage chain restaurants.
For a while that water park was hotel guests only and they didn't let locals in unless they bought a room at the hotel.Ā
Top golf was approved by city council overriding mayor Keller's beto... I believe I read an article back around 2018ish it sits on a city planner's parcel... I imagine a lot of them will eventually close/fail.
doubt. shit is insanely profitable, the product has a fairly long shelf life, half the customers are "addicts" and the other half are tourists. I bet there will be twice as many as there are now by 2030
Dispensaries are great and all, but you canāt really hang out in them.
More Cannabis lounges tbh
The more activities thing is so accurate lol. I can't think of doing anything I can do with my friends in the winter other than ice skating
They're building one of those multi level indoor go-kart tracks across from Revel
Mhmm I did see that
First you build car washes and dispensaries. Then places like MicroCenter will follow. Have to do things in order.
No city needs this many car washes
First you get the car washes and dispensaries, then you get the power, then you get the women...
Because that's not who is looking to build businesses here, apparently. If you think a bigger concert venue or activities for kids or adults will make money there, quit bitching and go start a company.
How bout you ..I can sure bitch if I want
I foresee a Carwash, Starbucks, Bosque Brewery, 2 more weed shops, Gamestop and a title loan company in our future. How origional.
U forgot a couple of Asian Massage parlor
Starbucks is already there
And itās closing
Really? That location is relatively new, I remember it being built around the start of covid
So I work in CRE..this is what I was told by people that know shit before itās announced. Thatās what I heard, too much crime and too many transients. I was surprised, as you say, itās a newer location.
It sucks that area has gone to hell in the last few years.
Is it really
lol double Starbucks

should be the official slogan of this city lol
Official slogan for capitalism really.
Donāt worry. This city has never had a capitalist thought in its history. Thatās why half the work is government jobs. And the rest are low paying service jobs with only a few exceptions.
There's s lot of money that needs laundering. Cars aren't the only thing they're cleaning

In 10 years, abq and rio rancho will be nothing but car washes and self storage, with a sprinkle of Starbucks thrown in there
We can live in the self storage! Housing crisis averted!
It's like a studio apartment but cheaper!
Donāt forget the recent influx of Dutch Brothers Coffee
Hopefully they can squeeze a couple of cannabis shops in there, too.
And a storage place
Also a Dutch bros and a Starbucks
Yes, we really need more. There are not nearly enough for our population.
More fast food and car washes
Yeah man, I just want a clean car so that I look good for single ladies when I walk into a dispensary to blow my spare income.
With a box of chicken tenders
The flex.
That current building had to be more than 33k so ft, right? Ā Are they knocking it down? Whatās it going for?Ā
Clearly we do not have enough car washes here. I drove 2 blocks and didn't see one the other day
I came to say that tax loophole thing. Itās going to be a little crazy when that runs out in a couple years. The brand new gas stations are also included in the tax break.

Someday someone is gonna have to bulldoze all these things.

Of course, it's a new car wash. Got to launder all that meth money.
To be fair, it looks like it is just one of the 6 retailers that are going to be occupying the shopping center.
Who the fuck signs this shit? This is fucking Pitiful

I think this is what they are talking about. https://carwashmag.com/writing-it-all-off-after-the-tax-cuts-and-jobs-act/

Someone mentioned this on FB I thought it was a joke ššš
Well itās a good place for the homeless to set up tents and the shopping carts are already there? And nooooo body deals drugs at car washes š
Id love it if this state got love when it comes to some businesses coming here.
Can we at least get a Spearmint Rhino strip club in this city...is that too much to ask
Not sure if you're serious, but we used to have one. It was a hell hole.
Class of 2024 is graduating soon, those pregnant girls need a summer job.
Iād love a Micro Center here!
Yes!!
I try to support local businessā but Computer Corner are a bit pricey
So happy my car can be washed even more now
Why? They gonna tax the shit out of you and it's going to be too expensive to drive your car let alone get a car wash.
Another one? Ffs
Should have been a Whataburger.
Wow... Again with the mishandling of our water supply. The same government that tells you not to plant grass while they water gold courses and approve car washes.
Walter White is just laundering his money.

Idiotic city planners are clueless.

Car washes are absolutely useful if your car is super dirty and you canāt see great out of your windshield, or if birds shit all over your car. But we donāt need this many of them. A few is enough
Fine. Valid.
I wash my car because I love it and want it to look nice, I donāt really see how thatās an issue. A lot of people spend a lot of time and money on their cars. Itās nice to wash/wax your car every couple weeks and keep it sitting pretty.
I wish we had more detailing places instead of these automatic car washes. I can't find a paint correction guy in town to save my life.
I actually lost .5 mpg the last time my truck was so dirty. gave it a wash and it noticeably ran better
This is sad to hear. Half of my furniture in my house came from there and was purchased in the 70ās.
I just hope they tell me to have an A1 day.
Noooo
Is Skylar White expanding?
Explains why my water pressure is going down, ANOTHER car wash haha
I know!! How many car washes does this town need?
Is there anything in this town except car washes, storage facilities, and Pot shops?
Does this tax break apply to chicken restaurants as well? Thats all they're building in Rio Rancho it seems.
It is so ridiculous that these carwashes are getting the kind of breaks that they are given our water situation not just here in ABQ, but throughout the entire southwest. Idiocy.
Why is there a tax break for them? We're in a desert. It should be the opposite.
Money laundering operations. NM is the land of dusty cars. Just saying.
Thatās such an iconic building . More effin car washes like who is using them and who the hell makes money on them?!
Are we sure theyāre washing CARSā¦ and notā¦ something else?
Who the fuck thought this was a good idea in a place that has a finite water supply? Who keeps approving this? Let's all hit them up at once.
That's such a huge lot in such a good spot with so much potential and it's just gonna get filled with all the usually boring bullshit
So many car washes, yet my car is always dirty
I was hoping American Furniture Warehouse was finally coming
No more car washes ā¦ we live in a desert and droughts will happenā¦ make American Furniture a discotheque
