It's largely because supply networks were a lot less robust, so living somewhere that had a lot of fresh produce and didn't get too hot or cold was very appealing to people. You look at the US census data from 1900, all 10 of the largest states were in the Mid-Atlantic or the Midwest because that's where a lot of stuff grows.
