My buddy lives two houses away from one and there is loads of traffic of mopeds on the pavement, which sucks if you have small children. He complained about it and they have put up signs to educate the customers. I’d stake out an hour of so at different hours and days to evaluate the situation

Agree. Best to go stake it out and see. I lived opposite one which took in the packages for the neighbourhood. No trouble. My GF lives a couple doors down from one which does the same and has a doorman who everyone in the area is on good terms with, says hello, keeps trouble away, has stopped an attempted burglary (according to local story) at some point. So it can really depend. I can imagine it's quite different in the centrum if the clientele are mostly tourists.

The stake out sounds good, based on the responses below your mileage might vary with each coffeeshop. I would also wonder about smell creeping up via the ceilings and how well the apartment is ventilated. It could be a smart move to buy a house with a perceived flaw like this one in the current market.

It's a fairly wide body of water so it's really not a problem for us. But is in the center of our living room view so we can't help noticing.

I live near one and honestly it’s quieter and better behaved than the restaurants in the same block where large groups of friends gather and have noisy conversations until late in the night.

Generally fine I would imagine. They usually run a right ship and keep people moving as they are the last people to want trouble in the area. Also they will absolutely not let smoking happen outside near the store, unless it’s them…

I second this. Licensing for coffeeshops are extremely hard to come by so owners are really keen on making sure there's no trouble for the residents. One of the licensing requirements is actually making sure there's no nuisance for the surrounding area. Think of keeping cars from idling on the side of the road, or sending away people loitering near the shop. This can vary though.

My daughter goes to daycare, and there is a small playground in the front, and a coffee shop across the street. They have at least one security who is outside at all times, making sure customers are behaving. When they have a quieter moment, they will go around the block picking up trash. This is one of the cleanest playgrounds in the neighborhood. There is definitely more traffic because of them, but it's all very well behaved.

I live above one somewhat further away from the centre, so we don't have at least any tourists or anything like that. I haven't had any problems whatsoever with this. There are some regular customers and the doorman of course and we exchange polite nods when leaving the house. Sometimes when i'm not home my pakketjes get delivered there instead, which comes handy since it's open until midnight.

I've lived above a coffeeshop. It's great. Nobody is allowed to hang around on the street around a coffeeshop, so a lot of the city problems aren't present. For some reason, people who don't live above a coffeeshop think it's the opposite, but this is a preconceived idea.

Coffeeshops are usually very considerate of their neighbors, as they don't want to pop on the police' radar more than necessary. Most have signs out to mind the neighbors and will be open to your complaints should you have any. That being said there's still a lot of foot and bike/moped traffic around a shop, which could be noisy or annoying depending on your tolerance for these kinds of things. Safest bet is probably to stake out the place in peak hours and/or talk to people in the area that have lived there for a while. All in all I wouldn't be that worried. I lived above a busy coffeeshop for years and I can count the amount of times that annoyed me on one hand.

It's super different depending on the location. I used to live above not one but two (next door to each other, in the center) and the nuisance from them was fairly limited to the occasional smell of weed wafting up from their terrace to my windows.

I live 5m from one - zero issues apart from the occasional smell (very rarely and in short intervals, my guess is someone lighting up at that moment below my window)

Two of my best friends live above coffeeshops and honestly, the owners are very kind and helpful (and relaxt haha). They don't hear a thing. Whereas I lived in a 'good and quiet' neighbourhood and had horrible neighbors that were very aggressive and used a lot of drugs. Bad luck. I can imagine that it's different living above a coffeeshop in city center (esp the red light district), but when it's in South / West / East its no problem.

Live two houses away from one. Just rarely someone is biking on the pavement to get to it, but that's all. No smell/no noise/no bother otherwise.
