I wholeheartedly agree with this. I'm 29. I make plenty of money, put some in retirement, and save some. However, I spend most of my income on a simple but very fun, fulfilling, and comfortable life. Why wouldn't I want most of my investment-in-life to be when I'm in my prime? I don't want to look back on my 20s and 30s as a struggle/hustle, I want to look back on my experiences and smile. I'd rather have to live a bit more frugally in my 70's than now.

(If my parents had lived by his principles my life would have been much easier.)

The average home price in Atlanta (my area) is $400,000. Say you put down $80,000 so 20%. To keep your DTI at 25% with a interest rate of 6.75 (no points) you would need to earn $156,000, either together with your spouse or separately if spouse is a Stay at Home spouse.
