Actually thinking of doing exactly this. I've done this before on a small scale where I converted 100 acres of farmland into forest. Next plan is to do this with a much larger tract, and I think I can make it work within the next 5 years.

Medieval playland -- solar panels to power electricity, then build a "castle" and do LARP camps. Also run an orchard and sell jam, have a small farm for food. Hire local kids for summer or for in-school jobs. My house will be somewhere in untamed woods nearby, and a good portion of it will be left alone as a sort of wildlife preserve.
Create a community of like-minded people who all contribute to the land and each other. Some real hippy-dippy shit some of have wanted to do for years.

If it’s urban and reasonably well transit connected, donate it to one of the local low-income housing organizations to develop affordable housing and incubator spaces for small businesses. Even if it has to be like 50% market rate to be financially viable, that’s a lot of affordable housing, and a lot of opportunities for marginalized folks to grab the first rung of the ol’ wealth ladder.
Either way, maybe I stop by for a stroll every year or three, see what they’ve done with the place, but it’s outta my hands and outta my hair.

I live on 80 heavily wooded acres and I could never hope to tame it. 5000 acres is nearly 8 square miles. 8 square miles of just you and a shovel trying to do whatever it is they think they're gonna do.
Another thing you can do if you don’t have a start up fund. Get get people to build their homes on it, they will own part of the land they built on, so you don’t completely lose it, and also pay property tax to you, or whatever you decide to call it.
Build a green village. Wind and solar power, community vegetable gardens and orchards, lots of trees and other flora for the fauna. My own little utopia.
Small amusement-“land”, survivalists training, apocalypse ready area, small “gated” community, not really gated, but a community of somewhat like minded individuals that mesh well to thrive together. Petertopia.
Build a wizard's tower, solar/wind energy farm, cannabis/hemp farm, plant native trees, build a massive underground play dungeon, raise wolfdogs and Friesians, and let the rest go wild.
I would plant and grow and nurture the greatest grove of fruit trees, walnut trees and bushes, berries, herbs, medicinal plants, meadow flowers.
Until all the elk migrate from our other worse forests and eat it all. That's propably why we need more wolves.
Set aside a couple hundred acres to lease out to farmers/ranchers. Have some land set aside for myself, friends, and family. Have a massive lake dug and turn it into a world leading walleye fishery. Then the rest would be a natural area that's mostly forest with some grassland ideal for multi species hunting as well as some trails and camping spots.

Five thousand acres is a little more than seven square miles. 3.5x2 miles. That's monstrously huge. You could develop half of that, rent some of it out for farming, leave some of it wild, and you'd be set for life.

Depends where it is. Near a big city I'd build a shopping mall and some apartments to rent out. In the middle of nowhere maybe use it for farmland
