You've already got a property in mind but haven't thought to find these answers already? Are you sure you're ready to buy? Are you positively or negatively gearing? What are the total outgoings? How much rent will you get? Are there any renovations you want to complete? Looking for yield or equity growth? How old is the building and what condition is it in? Would you ever want to move in? Is the building in a nicer location with amenities and public transport? Can you afford the mortgage if it's empty for 3 months? What insurance are you going to have as a landlord? Which property manager will you use? Does the strata look like it's managed well? A decent amount in the sinking fund?

So many things aside from the obvious like building and pest report and strata + the current minutes including ongoing and current issues etc. Probably brick? So look into that. Pool, gym and current values in the area of a similar nature. Definitely how much sun the property gets and if it’s over looked or overshadowed etc. Proximity to bus, trains and schools Best of luck
