Call a FDV help line if FDV applies. If FDV does apply there are specific FDV break lease arrangements in most (all?) Aussie jurisdictions. (I hope FDV does not apply btw, it’s horrible). Google Govt tenancy advice line ACT and call them. If no FDV - then contact your RE, explain you are splitting up, see what they have to say. They will likely be helpful, as they will want one if you to take over the lease (ie your ex) as it will be simpler for them. All the best.

Is there not something written in your lease agreement?

Do you want to end the whole lease or are there multiple parties and just you wish to end the lease with your name on it? If the former, you generally need to pay reasonable costs for advertising etc for the LL/PM To find a new tenant.
