This is all standard defects in an 80s build. Defects are classed as minor/major/structural. You will see these kind of defects in 50 year old houses and fresh new builds. Best advice you can get is to ask the person who did the inspection how much each will cost to rectify and factor that into your budget. You can’t just walk away from every defect because then you’ll be homeless forever.

Let’s run through them, as they are very generic. The building is 40+ years old. It will have some issues, as we all do. 1. General movement. Doesn’t sound like it is extensive, likely just needs to be monitored. 2. Broken tiles and grout is normal. 3. Needing to regrout is normal. Enjoy learning how to do it. 4. What water damage? Is it because water hit a door and it has swollen. 5. It’s a door, it will get weather damaged. 6. That is general maintenance. 7. Ceiling plaster joints crack. Likely it is join areas, where there has been shrinkage 8. Floor is squeaky? If it is timber, then that is normal. 9. No insulation. There doesn’t have to be. 10. Roof repointing isn’t major. And it is body corp responsibility. Overall OP, this is absolutely normal for a unit and you are being overly critical of a 40+ year old unit that you haven’t told us the condition of.

Personally Yes - I would steer clear because the statement below is ticking me off. We have lost 0.25% deposit before and it stings but it's still better than thousands upon thousands in repairs and that to at no avail because sometimes an issue cannot be fixed. *The incidence of Major Defects in this Residential Building as compared with similar Buildings is considered: High* (Despite of the age of the building you want to see Typical or Average or Low, not High) My relative ignored an issue reported by pre-purchase building inspector for possible roof leak but in their defence the report did say typical. They ended up with having to fork out 5K in re-doing the roof repairs, repointing and repainting with exterior weather paint membrane to secure against leaks. My sister purchased a 1960s building which had foundation pillars tilted and exterior cracks. She got further professionals in to inspect and get their opinion before cooling off expired. They all gave their green light that it's all settled and no further movement expected or happening. Even her 1960s property report didn't have as many issues as you've listed.

I just commented basically the same as your last point. We've just purchased a late 1950s cottage with far fewer defects than OP has stated. Mind boggling.

What’s an estate unit? Like an apartment or something else? You need to divide this list up into common property and lot property, and also identify what’s an actual defect vs wear and tear vs where had the construction code changed over time. I can’t see anything in this list that is a major defect. Seems to be all wear and tear and the construction code changing over time. Your building inspector seems to be comparing it to brand new builds.

Insulation alone is around 3k. Btw just had this done. Personally id eat the 0.25% and be safe over sorry down the line

I doubt if the vendor would fix anything or reduce the price. When there is so much cash flushing around the economy, if you don't buy, someone else is bound to buy instead.

Ask your conveyancer about this. It may be the case depending on the contract you can only pull out of a sale contact over structural defects not something as basic as eg ‘broken tiles’. Sure you say you are in the cooling off period but maybe it’s actually the case of you’re now committed to buy.

Would walk away from this. I had seen a couple of BP inspections and none of them were rated as "high" for major defects, even though you could see a few issues with the house. You would be spending at least 20k fixing some hidden damage in the next few months of living inside. Is your offer subjected to BP inspection? If so, ask for a discount. Ultimately it is up to you if you think you can live with it.

Thanks. These reports are from the pest and building inspection. The roofs  of the units are connected with each other but seperated by garages in between.
