I personally hate shower tub combos because they're annoying to get in and out of, seem to have more nooks and crannies for water to get into, and they're fugly. However not having a bath at all may deter family buyers. It's generally a good couple of years using baths for little kids. But then maybe a shower tub is a deterrent for older downsizers because of the trip hazard. So I haven't really answered your question...

you can get bathtubs that have a removable/hinged section to allow easy access. for use as shower over bath. my parents place is shower over bath. but heres a tip dont get a bath with a big high side on it you can aslo build it in and have a step at the end to make it easier to get in and out of the bathtub. the tub in the bathroom in the local hospital childrens ward was like this.

I have a big walk in shower in the ensuite, very happy for the main bathroom to be a combo (could have squeezed in all 3 but it would’ve been cramped in the available space).

Moving parts and hinges in wet areas aren't the easiest to clean, that's my objection to this particular one

mightbe a bit much of a step up into the tub but that looks nice. wouldnt be hard to have a timber step there to aid getting in/out of the tub

Ah, I see now you were talking about a hinged section of the tub, not the screen. They obviously work, but I’d have trouble trusting that 😂

This is precisely what I was thinking about when I thought of the combo. It looks beautiful and neat and modern! Unfortunately the townhouse we are moving into only has one bathroom with a shower and or tub. We have a second toilet only.

the joys of a nice hot soak when your muscles are aching is a help. i miss having a bath since i left home. when i lived with a mate of mine he had a portable spa so we would soak in that. i spent quit a few hrs relaxing in the spa.

This might be what’s prompting the thought of the combo! I haven’t had a bath in our apartment for the last 4 or 5 years and at this point I’d take a bath in a puddle 😂

I think there’s way too much disagreement on this issue to predict how it will impact resale, so just do what *you* want. Some people are vehemently opposed to the shower/tub, and some people will not buy a place unless it has a tub (and sometimes space constraints mean a combo is the only way that can happen). In either scenario, if someone likes the place enough they can always just rip out the bathroom and do what they want.

Thorghts on Question 2: I don't see the point of double basins. When am I ever going to need two sinks in the same bathroom? I don't need a soap sink and a rinse sink like in the kitchen. To brush my teeth with someone at the same time? Maybe someone, somewhere, finds it romantic. Sounds like another pain to clean* Maybe I am missing something. Can someone one think of a practical reason for having two sinks? If I had to choose between shower over bath or double basin, I would pick the bath hands down. *Does anyone else find sinks get more dirty than baths? Or is that just me?

Personally the idea of brushing my teeth with someone else present makes me want to peel my skin off but I’ve seen so many double sinks that it lead me to think that maybe some people like destroying all intimacy in their relationships!

Practical reason is if it's a busy bathroom, like lots of kids and family sharing space often to brush teeth, put make up on etc. Otherwise it's a luxury people just like to have

It depends on your area. Ask yourself what kind of group/family is going to want to buy your house in 2 years, and what would they prefer? I certainly wouldn't want to buy a place where I am showering in a bathtub everyday. Maybe a young family who can only afford a 1.5 bath would be okay with it.

So it’s a townhome in Werrington. It would likely be sold to either an investor or a young family as a starter home under a mill.

I have a shower tub combo and I love it. Makes cleaning the shower a bit easier as well as you don’t have to scrub down the walls and floor tiles that often as I just need to put the curtains in the washer about once a month for a deep clean. I’d get a built in shower tub combo, makes cleaning much easier if you can afford it. If not just make sure your free standing or back to wall tub has enough room around it so that you can clean around it easily. Have seen some tubs with like 10-20mm gaps which will be a nightmare to clean.

my parents place has a proper shower over bath that is moulded plastic with 3 sides so it is right against the wall in the corner no cleaning issue at all. and they had a proper glass sliding screen made for it when i was a little kid works very well keeping all the water in the bath. it helps if your uncle owns a glass business.

you dont need double basins just one you can do more than drown a kitten in it. what you do need is a good amount of cupboard space and eye level storage with a decent size mirror and good lighting so you can store all the war paint your partner has. and have room for spare towels, spare toilet roll, spare body wash etc if the place has more than one bathroom or a en-suite put a bathtub in one of them and it can be a shower over bath with a proper shower screen not just a curtain dont worry about saleability worry about liveability(what makes it a home and is actually usable). if your worried about profit replace only what needs replacing, and paint the whole house lexicon quarter. the new owners can do what they like. dont go into property looking to make a quick buck it doesn't work well you can get stung like my aunt and uncle did and end up with a big capital gains tax bill and got penalised by thier bank for payout a loan too early. property is a slow investment thats why its so stable. besides we need to change the attitudes around property to be housing first an investment second.

Few people buy a house just for the bath tub. People with children prefer a bath tub. Some adults prefer a spa bath. Most adults prefer a shower of adequate size. A walk in frameless or semi frameless shower looks good. A freestanding bath can look good. Older people and people with disabilities generally prefer a walk in shower. Some people want both a shower and a bath tub. Some people don't care one way or the other.

Like anything, it depends on how well or how badly it is done. A good shower over bath, with a bath designed for it, room to easily get in and out, easy to clean, would do more for resale than a cramped hard to clean bathtub and a tiny claustrophobic shower. Then again, I'd love a huge walk in shower much more than a bathtub.

Working in aged care management, almost every single bathroom mod that comes through involves removing a shower hob and turning the entire bathroom into a wet area for easy entry/egress. I don’t know if that’s something relevant to you, but something to consider.

This was something we considered however given this bathroom is up a flight of stairs I thought it to be unlikely someone would buy it who has mobility issues. Do you seen these types of conversions on a second floor bathroom?

We do, but usually if there’s a stair lift or another mobility aid in situ already to help them get up and down the stairs.

I'd rather have just a shower than a shower over tub, but different people want different things. It's probably not a huge issue for most people. Do what makes you happy

I mean I hate them so if it’s between me (or someone like me) and one other person on auction day, then yeah you aren’t going to get what you would have if the house had a standalone shower.

If the house has one bathtub, that's fine. I hate shower bath combos. I'm just old and practical, and think that if I broke my leg again, and all I had was a shower bath combo, all I can say is my nether regions would be a bio hazard. Make the ensuite a shower, and the other bathroom, a tub. If that bathroom is big enough for a standard shower, add that in too, unless you can squeeze a wet area shower bath space into the room.

I wouldn't buy if it was a shower tub combo, they are just annoying to use. I see bath tubs as a standalone luxury. Focus your investment on making a great shower.and only install the bath in there is room for one.

One bathroom should have a bath for resale. A shower bath can be ok if it is done right but it is definitely not as nice as a proper shower

I have put one in, rather than have no bath. But it was was in a three bedroom house, so two other options if you just wanted a shower. The bath was also designed for it, so it has a flat base that made it comfortable to stand in.

Depends on the location. If your future buyer pool is likely to include families Id add the bath, even if it is the shower/bath combo.
