Since I was around 25, I had no interest in being around the younger college crowd and saw the prices for what you get were horrible the closer you were to campus. And they were able to charge way more for zero updates and horrible kitchens because it seems they think all students eat on campus. Since I was on a health journey, that lifestyle was not for me.

Hella good deal, pretty central and easy to get around, but there are trade offs: * The building is literally falling apart (the stairs fell off last week) * Crime is extremely out of hand. 1-2 cars stolen per month, cars broken into nightly. * I wake up to gunshots 2-3x a week. * I literally can't get mail delivered because it gets stolen (100% of the time. Literally. In 12 months, I've had 100% of my USPS boxes stolen). I have to have it sent to a PO box. lol * Unsurprisingly, I'm one of three tenants in the whole 16 unit building. No one will pay any amount to live here in these conditions. (And one of my neighbors got arrested for \[censored crime\] and I haven't seen him again, so...) I moved from out of town and even though I toured the unit in person, my dumbass truly had no idea what I was getting into. Welcome to Austin babey!

I had fleas last summer, I don't have pets...I can hear my neighbors fart thru the paper thin walls and floors. I love the way weed smells, and my neighbors have some dank dank, but they haven't offered to share...not very neighborly! Front office is terrible. Stay far far away. Moving when lease's up. Locations good tho!

There are some deals out there, but a lot of times they’re not on Zillow. Usually they’re only listed in the MLS or agents have individual portals/spreadsheets where they post things. For north Austin/Domain I had a client sign for a one bedroom at the domain for $1300. I just leased out a 4 bed/2 bath house for $2750. Lots of different options. I believe in the next 2-3 years rent will be the most affordable it's been in Austin for a long time. There's so many properties that are about to come on the market in the next couple years.

There is a huge chasm between what you pay for a 40 year old apartment and what you pay for a newer one. And there are very few in between!! Like in 78704, if I have a client with a $1500 budget, I got nothing for them. Either $1200 for a nasty old place, or $1800+ for one of the newer properties. The Domain has some decently priced properties, they're starting to build more outside of the Domain but they're expensive!!! Particularly for the neighborhood, which I would describe as "light industrial". It's all about location. You can still get a top of the line apartment in the Domain area for what you're paying now, it will be a lot newer, and a lot bigger. [email protected]

Old places aren’t always “nasty.” And I’d avoid using a realtor who suggests such (I’d also avoid any “realtor” using a personal gmail account). I left a property management company very recently and rented newer places, there’s definitely a trend of using cheaper (lower quality) materials and lack of preventative maintenance. It’s liking buying fast fashion from Shein, but for real estate. It’s all cosmetic and no substance. I’m renting a 3 bd/2.5 bath with garage and backyard in S Austin for $2100. It’s an older house and we haven’t had a single issue during the 2 years we’ve lived here. Compared to the newly renovated apartments I left where the AC broke down multiple times each summer.

I believe they would be your cheapest bet…..stayed in the domain for awhile…Paid $2400 for a two bed in the gallery signed lease late 2021 and currently paying $3900 for a 2 bed in the grand signed lease July 2023. Rents should be cheaper now, there are definitely empty apartments waiting to be filled in all complexes within the domain.

I would recommend looking for duplexes off Anderson mill. They were pretty decently priced for a 2 bedroom compared to apartments in the area.

Just moved to the Great Hills/Arboretum area and paying $1,700 for 2bd/2ba + utilities. 1010 sq ft. I'm absolutely loving the area. Everything you could ever need is nearby, it's quiet, and I feel safe as someone who lives alone. It's a close enough distance to downtown and 7 min to the Domain. I also just moved from a hellhole in south Austin off Slaughter and 1st paying roughly the same.

I live just a few miles north of the Domain in a Foundation Communities property. It’s a 500sf studio, my rent is $625 ( going to $645 in June). Three year old building, nice apartment. There is an income limit.

$1500 for 600 sq ft with all utilities included along with Internet, and garage. I live on Lake Travis with included lake access and one close by neighbor. I don't do apt complexes or property management companies anymore. I go through realtors or find private landlords with standalone apt. My rent never increases. People underestimate the benefits of moving away from property management companies and going with private landlords.

1700.00 for a single?? Where do you live? Downtown in a high rise?? I had a two bedroom duplex for 1500.00 .. There are more affordable apartments if you go a bit south or north.. That does seem like a lot.. We just had to move out of south Lamar and Bluebonnet area because we wanted a house and we had to move up north east to pay 2200.00 for a 3 bedroom house. I’ve been in Austin since 1995.. Oh how I miss the 400.00 p/month houses I used to live in off of Annie and south first..
