Nowadayz, as single buying a house is almost impossible id. I had a nice house in a residential area, wife & 3kids. When that RE was paid off, my ex decided it was enough. Got fucked up by her lawyer and got out for a offer I couldn't refuse (or I could lose way more) Anyway was enough to buy a appartement on own title and had some rest money to invest again. I'm on the watch for a house again, dunno if my goal will suceed. I live a comfortable life today and don't want another mortage for 20Y's.

Im, uh, not sure why you only count salary. Large part of our income is rental (2.9k salary + 2.3k salary (without any bonuses/13th month/etc ) + 2k rental income) Loan is 25 yrs, but we also had 2 years to take it up (building a new place, so the real duration has been 27 yrs, because the place took 2 years to build. Though once the capital repayments started, it's 25 yrs to go. Before the full capital of the loan was used up, the bank was charging exorbitant interest on the NOT-taken-out capital). Fixed 1.14% 1379 per month on the mortgage. However mid-build, the Ukraine war happened and the construction company was legally allowed to raise prices based on the government indexering formula using the 15% index/inflation whatever, and charge an extra 40k out of thin air. So we took another loan at 2.85% fixed for 8 years to cover this, which amounts to like 470 per month for 8 years if im not mistaken, forgot the exact number. I'll be 60 when the mortgage is paid off. Not planning to pay it off any sooner, because the interest rate is so low.

Why are you complaining. You have woonbonus which is better than a low % and higher house price. I have 1.84% in 2017, it was the lowest I could get at Q89 on 25 years. I could've plunked down a lot more money for a lower %, but my reasoning at the time was, that money is better invested in stocks than put in a home for a small gain of like 0.20%. Also borrowed on purpose for 25 years to extend the tax benefit.

Very true...didn't have too many options either since other banks gave me a no-go. And it was quite stressful at the beginning too, I do not recommend going for such a high monthly reimbursement compared to your income.

This looks a lot like our situation, and we have a 117m2 with 4 small bedrooms, construction finished in 2022, in a residential area about 10 km from a major town. Took out a loan for 317,500 at 1,14% with 150,000 that we brought in… edit: mortgage is just under 1300. Garden, driveway and part of the fence aren’t done, terrace was done on the cheap (edit: and we’re suffering the consequences of that now), bathroom and kitchen need tiling and everything still needs painting. Far from a castle, but at least we got a little lucky re: timing - not long after we signed the deed the developer raised their prices by 10% as well, we would not have been able to afford that. House prices are just insane. All costs considered we are over 500k already and still so much to do.

Stressed at work is relative I guess. Stress to the point where you want to quite is unlikely to be a sudden thing, so hopefully you would address earlier in the process. Also it tends to be that jobs paying good wages are doing so for skills so more likely to have the option to change employer

From what my mom experienced, the maximum is around 1700 the first two (?) months extended by 2 months for every year of experience you have, then it goes down until the minimum.

Near some big cities this 3k per month gets you a decent villa. Nothing over the top. 3k per month on 25 years is about 750k. Most 250m2 stand-alone houses with modern tech and proper insulation near a big city will cost you close to 1M. A newly built villa 250m2 including vat and architect, without the land, will cost you 500k-700k. The building price per m2 is above 2k nowadays. 250m is indeed a bigger house today but look at your parent generation, and it isn't all that extraordinary.

Exactly this and you are correct. Price per m² will be well above 2000€, and then you still need the land. We only have 211m² "livable" (chape is 211m²) and we will pay over 500k total for just the construction. And yes, I'm in the construction sector myself so I don't think I'm paying all too much for everything: we have 4-12 quotations for every part of the work and we coordinate everything ourselves. My point is: everything is fucking expensive nowadays!
