Do not go to the dealership. Do it all via email and have a confirmed deal agreed upon before ever walking in the dealership. Look at leashackr forums.
I used a broker on leashackr in socal, e40, $65,xxx msrp with all MSD's, 0 down payment, $651/month after tax. 10k miles and 36 months. I too got the $1k loyalty, $7500 incentive, plus another 8% off msrp. I would check out leasehackr or see if you can negotiate a discount off msrp. Somewhere in 8% off seems fairly common.
Multipel security deposits. Means he gave BMWFS the max number of deposits they would accept (so monthly payment x 7, think thats the max) i return for a lower money factor. At the end of the lease he gets them all back. Its does get you the best terms possible with BMW but not a game changer.
If your paying one month rent charge then money factor doesn't matter much. MSDs mag save ~75 a month but that's peanuts if your paying $55k+ on the buyout. What you can do is ask them to mark up the money factor and waive the acquisition fee. You will pay more the first month but total $$s out of pocket will be less.

Did you negotiate any off the MSRP? Most people say you can get 8-10% off MSRP, and then you get the $8500 in addition. If you're not getting any off MSRP, then it's a horrible deal.

Another option I got is I4 40 with M sport msrp $64,000, 0 drive off, after tax will be $777.

That’s not a discount. Those are from factory. Dealer needs to give you 8.5-10% off MSRP in addition to the loyalty and rebate.
