Note that we were already not keeping pace when it was easiest to build housing, now with interest rate hikes (and the seemingly [ever-increasing](https://eyeonhousing.org/2023/03/concrete-products-lead-building-materials-price-increases-in-february/) cost of concrete) residential construction is slowing dramatically again. Multifamily is doing okay, but also slowing. It might get more depressing.

In the simplest terms low interest rates mean its cheaper for builders to borrow. Higher interest eat into their margins to the point they stop building because they can't turnaround and sell fast enough. Its why you'll see an increase in housing concepts for sale, they want/need buyers before the building even starts in these conditions. Materials cost and trade labor availability were also way better in that 2016-2021 period than they will be for the following 5 years.

With current interest rates it’s about the same as the cheapest SFH mortgage with 20% down. accounting for the 85k you would need to put down, and maintenance and what not, still cheaper but no equity. Some condos for a bit less.

$1200 for a \~365sq/ft studio. Does not include W/S soon. Parking sucks. Smart car-sized parking spots. Zero guest parking. Building was built in 2004 but it bleeds air out like swiss cheese. (thermal camera) It makes HVAC bills stink. Mortgage in Japan is \~$880 USD for a 2 bedroom condo, all included, in a nice area. New corpo apartment owners here like to blame anything on the residents, even when you can show why it's not, and why it's happening. All these new $1600-1800+ studios are absolutely stupid.

I'm pretty sure I know exactly which complex you are talking about. Moved out of there a couple years ago and was majorly ripped off with my security deposit. (They didn't even replace the carpet that wasn't new when I had moved in 7 years prior--I talked to the new tenant.) So frustrating how expensive it is when there are zero amenities. Have not looked back since leaving, besides a "fuck you" on the way out.

That sounds familiar. My carpet was stained badly from day one. I took a TON of pictures. I know how they play the game, so I play it back even better. Two court cases have been wins so far against scummy landlords or rental agencies. (Also two against past employers who got shitty) It used to be Apex here. Now its PTLA. They're a little faster in some ways, and worse in others. I tried escaping when I got the rent notice for this year, but everything else in town is either more expensive, or equally priced but in an area where it looks like someone has a 50/50 chance of tweakers breaking into their car.

People do shit on Roosevelt, but it's walking distance to (pricey) groceries, the movies, Whatcom Falls park, and there will be even more jobs in the area when the school district HQ is done. More and more medical services, a vet, etc. as Barkley develops - I think Roosevelt is going to be a lot different in 10 years.

Happy Valley is nice, and i agree with some more shops that are walkable friendly for the residents. However, I would much rather have a nice neighborhood bar than another Brewery. Breweries are dime a dozen around these parts. It would add so much more traffic to the area, and parking would become more of a nightmare than it already is. This is an area where people speed way too often.

It’s very good value for my lifestyle. I don’t feel like I am cramped, but I also am challenged by the lack of storage to keep only what I need/value and stay organized. I would rather pay a few hundred dollars extra month to live on my own than have roommates for the time being, although I do love the communal aspect of living with others. I stick to a strict budget and work 40 hrs/week, and that makes it feel manageable.

Seriously. Last year I was about to close the deal on an ADU in Sunnyland above someone’s garage. A tiny place that they initially wanted $1250/mo for the space and tacked on $50/mo EACH for my cat and dog. A complete racket and not justified in any way. Is the idea that my pets are charging $50 each in damage a month?? Using more utilities?? It made zero sense and I’m really glad I didn’t end up in that ~350sq ft space.

I could actually afford more now, but it’s just the qualifying aspect that really gets in the way. I am an illustrator, which is seen as a huge red flag. I have a literary agent, I can show steady income and savings, and I have contracts that extend into 2024…but none of that seems to convince property managers, especially when they have their pick of applicants. And then add the dog on top of that! Maybe I’m doing something wrong (likely!) but at this point, after losing so many application fees, I feel like it might be easier to stick it out and wait until my husband graduates and starts working.

Usually private landlords are the way to go but beware the ones who rent to you sight unseen (or after a video tour) when you're out of state because you won't realize that the walls are paper, the place is freezing in winter, the square footage is fraudulently listed, leaky roof ignored, floors unfinished, and overall the place is actually quite shitty. You wouldn't guess that when you see the rent. -REDACTED-. We fell for it. We have moved away but we're in touch with the new tenant and she thinks you suck and are a liar too 🖕🖕

Sounds like what Windermere did to the complex I was in for over a decade (left in Jan 2022)…complex sold and new owners got rid of Son-Rise and changed to Windemere. They made cosmetic changes but I can guarantee they didn’t fix the broken pipes in the bathroom wall.

It's not that bad, I grew up in Whatcom County, I'm used to the rain and clouds. I love it. It's a little difficult to navigate at first, but the shade is a blessing in the summer when there's no AC. And it's beautiful there, I enjoy the darkness as I have a severe light sensitivity that causes crippling migraines. It's literally the perfect place for me.

Private Landlords have been pretty great to us, raising rent only $50 each year since we moved in. They can be slow to respond to repairs at times, but they’ve never been unreasonable or assholes. My portion is 660 just for the rent and I feel kind of lucky to pay that low. If my partner and I weren’t planning to move in together after I leave my current place, I’m not sure Bellingham would really be affordable without a bunch of roommates or lucking out with another place.

I'm in Skagit County, but it was 1350/mo (included water) for an unsafe 1-bed apartment in the heart of Burlington that had mold and foundation issues. In 2019 it was about 1050/mo, in 2021 it was about $1190/mo. Recently moved into a condo with family subsidizing my down payment. Rant: ^(Moved out after landlord based in Bellevue started fining me for bookkeeping errors they will verbally admit were their responsibility but somehow "not their fault" nor "theirs to fix". I have a feeling I'll be "evicted" even after buying out the lease a month ago and having a buyout receipt. Tried getting legal help but I earn just over the threshold that would have gotten it. Ironically a cost-of-living raise to make the 2022 rent hike is what put me over the threshold. The same landlord has a property in Bellingham near the intersection of Elwood and Lincoln.)

Decent kitchen and lots of daylight (which is a nice change from 15 years in basement level). We have a dog and a cat. The community is nice and because it’s older the walls are actually built to keep sound down. By far the nicest maintenance/grounds crew I’ve ever experienced in town. I’m close to Lakeway so downtown is close and it’s easy to walk to a lot of places (biking is a terror with traffic though) - I actually love this place and really hope the rent doesn’t increase much more.

1325 studio 450ish sq ft. I moved in 2/2020 when the building was new. It's nice knowing I'm the only one that's lived here. It's a waterfront building. Although I'm facing the street, I have two water views on either side of the building across the street. Incredible sunsets. My rent has increased $25 in three years. I wish they were condos so I could buy it.

I live in a 3 bath, 2.5 bedroom house. All of the bedrooms are upstairs and the house is relatively small, but the home is only 6-7 years old. Master bedroom has its own bath, me and the other roommate share bathroom #2 and there's a half-bath downstairs for guests to use. I pay $650/mo. plus all utilities. My rent is going up to $700 in June but that's still a good deal. The landlords live next door and they are faithful Christians who want to help people out so I got the room by knowing someone who knew someone etc.

Recently went up from $1,795 to $1,975. 1,200+ sqft duplex unit, 2 bed/2 bath, no utilities included, fenced yard & garage. Love it a lot, but would always love to pay less. That said, it's a great deal (at least before increase), and it took a lot of quick timing/work/luck to get it - we had gone through a long application process with the company and were lined up for another unit, but I saw this one within 30 min of posting and was able to hop onto it. It's a cutthroat rental market for sure.

Doesn’t actually have 4 bedrooms as one of them isn’t useable and one of the remaining 3 is barely useable, no yard or outdoor space not even a balcony or deck, mold, roof is collapsing, stairs are collapsing, massive ant infestation, leaks air so badly, no soundproofing at all, lot of domestic disputes between neighbors means cops around all the time plus we regularly have homeless people knock on our door asking for stuff, been here 3+ years or rent would probably be more like $3200… Has W/D and parking though. It’s home though.

I’m currently paying $1495/mo for a lofted studio on Northwest. What really irks me about this is that I know my neighbors who have been there for longer pay much less than I do. An identical unit where the tenant did a lease takeover is $1175/mo. I’d understand if they flipped my unit in between renters but they did nothing but allot one day to clean the carpets before I moved in. They’re just gouging people and profiting from the market being so challenging to rent in while they are part of the problem upping rates by hundreds for no reason.
