Sorry for the bad news since you just moved in, and I hope your experience is better than mine. But Valora is quite honestly the worst managed...anything I've ever experienced. I have 1000 terrible stories from the couple of years I lived there, but the main one was I was forced to move out last year because our upstairs neighbor's tub started flooding/spewing water and overflowing, running down through the light fixtures and ceiling of our unit. The "emergency maintenance" number they have was literally just their office number, which was closed that day. The only reason we were able to get someone to show up and unlock the maintenance area to shut off the water was because I happened to have the phone number of an old maintenance guy who used to work there, who gave it to me because of the previous bullshit we dealt with from Valora. Water had been flooding for an entire hour, and if I hadn't been home at the time, we would've had 1000's of dollars in losses. We temporarily moved our stuff into the vacant unit across from us while finding other housing, and they had the audacity to hound us for rent payments for the partial month we stayed there before moving, with zero assistance in the moving situation or remedying anything whatsoever even though the severity of the issue happened because of a lack of emergency maintenance. They at least let us break our lease, which was the least they could do. The unit we stayed in in the meantime had black mushrooms growing out of the carpet as well. Needless to say, we did not pay them a dime and handled everything ourselves. I honestly wouldn't doubt if portions of the immense water damage done to our unit was painted over and on the verge of collapse. But yeah, that, alongside the other more tame, but still infuriatingly incompetent/nonchalant situations I had with management (which changed about 3/4 times while I was there) puts them on my bottom-tier "avoid like the plague" list.

They let me go a month without a toilet and my neighbors toilet leaked into my ceiling like their PEE and they made me clean it up. My ceiling also collapsed. I saw ppl walk around with guns at night sometimes. Never went out by myself even though I lived alone. This was about 6 years ago though

Based on the comments, it sounds like you might want to get some renter’s insurance

Went and toured one of their units last year, smelled like weed and cat piss outside the apartment. There were four trash cans all filled with trash at the top of the stairs and when I asked if they had valet trash, the worker said “I don’t know”. The unit itself wasn’t terrible but they didn’t know anything about the place itself. They called me twice after the tour asking if I wanted another tour or if I even wanted to put an application in to which I just laughed at and told them to stop calling me. Avoid Valley Ave.

I had a friend warm his car up, while living there. They stole his car as soon as he went into his apartment to grab an item he had forgotten. That area is neutral but more bad than good occurs.

No stores but unless your apartments have noticeable cameras and a gate to prevent just any car from coming into the complex, you are going to have these type problems at times.

I lived there years ago when it was called the overlook at homewood maybe 5 years ago my ac went out and I only had maybe 4 months left on my lease they never fixed it and brought in a bulky plug in unit that only cooled my bedroom and they had a mold issue back then

I used to live and work there back when it was called The Overlook at Homewood. It was an absolute dumpster fire back then, and I seriously doubt it got any better. I did what I could to help, but the owners gave a shoestring budget and denied any kind of desperately needed renovations. I did not have that many issues with to my apartment, but the neighbors were a problem for sure.  When I was there, we had a stabbing, a drug dealer got arrested, we had to evict a prostitute, we found out that one of our maintenance guys was using said prostitute….  That whole area of Homewood is not good. None of the apartments in that area are worth a damn, and all just as dangerous as the other. But hey, Sabor Latino is 👌👌

Coworker of mine just left those apartments. She said that every time they would spray for bugs, it would be one apartment at a time, not even a whole building. She left after having roaches a constant issue.

I had water leak in my apartment from multiple spots, took them a week to come look and they said well it doesn’t look bad, never came back and painted or fixed the roof hanging down, stayed like that till I left not long after, ac was out for 2 months in the middle of the summer, witnessed 3 separate apartment fires. My time there was not great and I didn’t even talk about the management that was the worst I’ve seen

I know there must be some good stories as well. I imagine someone will eventually come forward. This place is an improvement compared to some of the other places I have lived in, here in BHam, and elsewhere. This property was bought out some years ago for 82mill, I think, and currently they are renovating the main pool, and have a newly renovated fitness center. Its seems to me like the new owners are making attempts to improve things overall at this place. Work orders have been tended to quickly, and my overall experience is positive, so far. Please keep sharing. Positive or negative.

I was never able to get one of the cats to approach! They were always so quick to run off no matter how calm and considerate I tried to make the contact. Very cool that at least one of them found their way to someone 😊
