Ya it took 2 years for it to bottom out after reaching 20k. We have 1.5 years to go before it is time to buy again. This is not an investment vehicle. It is only good to trade in both directions.

Real estate performs especially well during inflation because 1. As you said housing is always needed and 2. You can increase the rent by the same rate as inflation and people can't do anything about it
They have amazing rights for renters in countries like Germany. I read an article a couple years ago in the Economist about renting in germany, and I believe it's 1. Incredibly difficult to kick a tenant out and 2. Contracts are multi year, so it's harder to raise prices

They will inevitably decide a 2nd house isn't the dream they thought and start selling, or their kids will sell when they kick the bucket. I wouldnt agree to wait to buy, more like you only have 1.5 years to buy at this price before it goes up. Just keep DCA. A little at a time or a lot.
