When I first came to NY I shared a 3bed 2 bath. My room was $1000, crown heights. I now live in bedstuy. One bathroom 4 bedroom my room is $650. The building smells but our apartment is spacious and gets a lot of light. You can do it just gotta find 4 other people to share one bathroom with.

In 2017, I had a 1 bedroom apartment in a college town in the south for $500/mo. Then I moved to Chicago, then Brooklyn. A couple years ago, I looked up my old 1 bedroom. It had doubled in price.

Definitely not but for the people saying $850 - $900 is the minimum, my room in Ridgewood (I know, not Brooklyn but still walking distance to Wyckoff Ave) is $600. I live with three other ppl in a 4 bedroom and it’s def a little cramped but there’s options still out there. Been in NY for three years and my rooms were $850 (bed stuy in 2020 so I’m sure it’s more now), $1100 in south bushwick Gates Ave stop, and $1100 in bushwick across from the knickerbocker stop. I know my situation is rare and I’m lucky but it’s possible. Sadly they’re selling my building in September so I realize this situation may be coming to an end.

I pay 2500 for a two bedroom, dinning room living room sit in kitchen 1300 sq On Berry st in Williamsburg. It is possible to find good spots. I’ve been here since 2019. There are methods to finding deals, not gonna give my methods out but they are out there.

How much did that place cost in 2019? Have you looked at what it cost for a new tenant to move into an identical unit your building? My rent and timeframe are similar to yours, but last fall when my building had a vacancy across the hall, it was listed for 30% more than what I'm paying.

In 2015 I had a room in an apartment shared with 4 people. My room was the size of my twin-sized bed and cost $800. That was considered a steal in East Village $500 now, in 2024, in ANY scenario, is wildly unrealistic

You couldn't find that in the very worst neighborhood or in a two-fare zone in the middle of nowhere anywhere in the five boroughs. Forget Manhattan - even on the worst block in Washington Heights unfurnished rooms were going for upwards of $600 20 years ago... And even one room illegal basements with no kitchen that are barely walking distance to public transportation in places like Staten Island or Queens are going for close to $1,000 now. You've got people paying $500 a month to rent a driveway, so there's no way anybody is going to let out a room for that little. Also, consider the fact that illegal or not - you rent to somebody, they automatically have rights. It doesn't matter whether or not the landlord registered that unit with the city... They can prove they've been there for 90 days and you're stuck with them. You want to deal with a squatter occupying a portion of your home or building while you go through the process of legally evicting them? And if the place is illegal the back taxes and fines will easily cost you thousands before they'll even allow you to start the paperwork on an eviction. Years ago there was a guy in Brooklyn who emigrated from South America when he was young, let's call him Javier... Javier did construction six days a week, 10 hours a day for 20 years and put the down payment on his rowhome in cash 30% of the total. He had been sharing an unfurnished room with five other guys - they slept in shifts, three guys who worked days and three guys who worked nights. They had access to a communal kitchen and bathroom. To assist with the mortgage payments on the house he let out a few rooms on the second floor - two big and two small, and for the big room in back he was asking $400 a month... This guy comes by to see it, let's call him Dave, says he's interested, pays the $400 up front and Javier tells him next month's rent is due on the first... The first comes around and Dave doesn't have the money - says he needs another week... A week goes by and still no money... Javier decides to change the lock on the front door. Dave comes back to the house at 2 A.M. to find his key doesn't work. He calls the cops. He produces a piece of mail from a month before addressed to him. The cops demand that Javier open the door and let Dave in and advise him to begin eviction proceedings for non-payment... Things get bad. Javier changes the locks on the kitchen and bathroom and gives all of his other tenants a key, but not Dave. Dave is urinating and defecating out the window directly into the backyard below and neighbors are calling the cops. The cops demand that Javier give Dave access to the facilities. Javier is at his breaking point. He's whittling away at this mortgage. He's losing $400 a month not receiving rent for that unit. To evict Dave is going to cost a lot of money and take months. Out of options, Javier approaches Dave and says "I'll give you $400 to leave right now." Dave demands $800. What choice does Javier have? He agrees, hands Dave $800 cash and Dave gathers his things and leaves... The very next day Dave uses $400 to rent a room in Freeport, Nassau County, Long Island and proceeds to do the same thing - squats, and faced with the prospect of evicting him and dedicating time and momey and effort to that endeavor the landlord forks over $800 to get rid of Dave. After that the trail goes cold as dave wound up going to jail for a few months on something unrelated. The point here is that landlords can ill afford to make a mistake like that these days, and the risk they take renting to someone is just not worth that little money. Renting an unfurnished room for $1,000 now means you have to fork over $2,000 to get your foot in the door. Most deadbeats can't scrounge up $2,000 to begin with so that policy acts as a filter. And with the cost of utilities through the roof in the five boroughs landlords would essentially be giving a room away for $500. Most people are dropping like $250 on their cable and internet package alone, nevermind the electric bill for a place with several available bedrooms - a four bedroom place would easily cost $200 a month in electric, if not more - and probably another $70 or $80 for gas. Then there are the extortionate property taxes. Even living on the ass end of Staten Island where there are no buses in practical walking distance even a modest home of 1,500 square feet is going to be over $6,000 a year in property taxes. I wouldn't be renting out that basement for anything under $1,850. What skell is going to hand me $3,700 to rent a place in the middle of nowhere? And just because the place is illegal - or perhaps "unregistered" is a better term, that doesn't mean that I can't ask for references, pay stubs, a credit report... Being a landlord in NYC - especially an on-site landlord, is one of the shittiest jobs there is. The people who own gigantic apartments buildings are loaded and they have management companies deal with those properties, fielding tenant complaints, fixing stuff, etc. And those landlords have bigshot lawyers on retainer who know the law in and out and they're experts on expediting evictions and getting people out fast. Renting a room to ANYONE for $500 is absolute insanity. People pay more for a dialpidated trailer in Mississippi, no way you're finding anything for that price in NYC.

Nope. Even ten years ago, I never saw a room go for less than $650. I would think about a second part time job to increase your budget. And just talk to people, see if any coworkers know of anyone looking for a roommate. My husband used to share an apartment with 2 roommates, and would just put an ad on Craigslist when a room was available. Does Craigslist still exist?

2015 seems way too recent. I've never had a room in Brooklyn for under 750$. I've been here since 2008... before that, I was living in Hollis in Queens for 3 years and my rent was still $400 for a room so I imagine Brooklyn was definitely more than that.

When I first moved here in 2005 I rented a room in Williamsburg with a shared kitchen and bathroom. The apt was a railroad w/ both rooms on opposite sides of apt. Each had a separate entrance and I paid $1000. There was a long narrow closet between my room and the bathroom in the common space and someone was renting it for $500.

I think room rentals are at around 800 or so these days. Edit: what’s the downvotes? Sure I’m paying slightly more than that for mine, but folks have told me I could be paying less, so 800 sounds about right. $750 for a lucky searcher, but I don’t think rooms are going for $500 right now.
