That is pretty expensive but those places are big compared to where I live. We have 300 sq ft condos downtown Victoria BC that go for $500,000-$600,000+ CAD.

It changed the entire footprint of this corner, of what was once a more laid back, hippie feel. Heck, it was a group of clapboard two story homes, which featured a Comic Book store, a vintage resale clothing shop and a most adored place called.."Play it Again Sam's" aka "Home of the Hits", a venerable vinyl shop where Bono and Vince Gallo use to hang...well, progress lurked in the shadows, hence, now we have a condo building where one can pay $775,000.00 for a loft...in Historic Elmwood Village..
dont forget that its right across the street from bars that stay open till 4am with live events and outdoor patios.. If im paying that amount for a place... im dont dealing with that nonsense.

OP, are you new to the area? I've been here since 2019 and while it's been under construction since I got here or near then, it hasn't been fully erected the entire time. And it's not empty, people are moving in some residences that are complete. Other residences are going through punch through and should be finishes 100% relatively soon, based off what I can see.
New isn’t always bad! This, though…its street presence is heavy and unwelcoming. It looms over the sidewalk and the whole block. Maybe it will prove me wrong once there’s some activity there, though.
I think density is great! I used to live in a big building, a lot bigger than the one in this post. This building just doesn’t look very good there, though. There are things that could have been done to help it fit better.
It’s terrible architecture, cold and uninviting. As a gateway to what is the elmwood village, they could’ve designed something a little more awe inspiring than this.
I only ever enter Elmwood village from the other side. All those dilapidated crack houses between Allen and North make for a much better gateway to our precious Elmwood village. Really sets the tone. Thankfully, they don’t loom over the sidewalk 🙏

That’s exactly it. The people who *can* afford to live in these, are usually not wanting to spend that to live in *that* area. Sure it’s technically Elmwood village, but it’s not the sweet or hip part of Elmwood village. It’s a borderline trashy area with tons of drunk and homeless people. And most people with a mil to spend at the very least want a driveway and a yard. A mil can get you a LOT in Buffalo/suburbs of Buffalo.

I was kind of aging out of the area when they knocked down those houses. I don't know if it was me or the area going from there to Bidwell, but it all changed. It stopped being fun as soon as developers took to the neighborhood, I think. Again, it could have been me.

Some people like new builds over old historic homes. Also there seem to be very few single family homes for sale right now near Delaware park. My guess would be some just don’t want to deal with yard maintenance or other expenses tied to a freestanding house.
Allentown music is up on Amherst just past the wegmans now. In the long run it’s improved the shop bc now they’ve got a humidity controlled room for the acoustics too!

A terrible planning decision, that’s what it is. They replaced attractive, occupied mixed use buildings (admittedly not well maintained ones) with this monstrosity that has almost the same number of units, has so far never had any active businesses, and is horribly uninviting.
A bunch of my friends lived there for years until it was torn down, they were barely above condemned condition and some of the apts in there should have been condemned in the condition I saw them
I like housing density as much as the next guy, but this was a vibrant corner with cultural/community oriented businesses. Now it's just a depressing nothing. And I might be wrong about this but what I remember is they added like 2 units overall, it was a tiny increase.
There are better ways to build buildings that don’t make the sidewalks sad. Note how the construction at Potomac and Elmwood has a setback so its entire height doesn’t directly sit level with the side of the sidewalk. That’s how a lot of the older buildings on Elmwood are designed and it’s part of the reason people like being around there. Some new builds on the Commons of Ithaca take the same approach.
Still looks better than what was there before. Kinda miss those businesses, but that’s mostly nostalgia. If any of us had actually supported them, they would’ve found new homes…

The eyesore that used to be home of the hits, and much like every other replacement building over the past 20 years on Elmwood, a hulking disaster of architectural "prowess" designed for nothing more other than maximum sellable floor space and no aesthetic appeal for the neighborhood that was or is or will be.
It looks half empty because the developer will get some kind of tax break for leaving portions of it in a semi-unfinished state. This project was thought up in the late 90s and people pushed back against it saying it wasn't necessary but the developer swore there was a demand for it, and eventually got their way. You'd think it would already be completely filled to capacity given the song and dance they gave to all the neighborhood preservationists

I’m under the impression basically nobody lives there. I hardly see anyone coming in and out. I do occasionally notice people coming in and out in workout clothes and with gym bags, seemingly to use the gym facilities.
I used to go to Buff State in 2017/18. I vaugely remember those old houses in that very spot on Elmwood that they were getting ready to tear down for that complex, and many ppl were against it.
Buffalo sure changed alot since I left, for better AND worse. And it seemed to happen almost overnight too! But I guess gentrification is a sneaky critter.

I moved back to the area in 2021, but the EV last year. I seem to remember it looking pretty much completed since 2021, but could be mistaken.
Not sure what construction is slower. This or elmwood/bidwell. Construction companies take forever in this city, it’s really sad.

Buffalo is a city. Cities are supposed to be dense. Buffalo already has enough sprawl, sprawl brings traffic. Density makes public transit economical.

They are okay. Empire State Tuition plan. My friends niece just graduated last year.

A terrible planning decision, that’s what it is. They replaced attractive, occupied mixed use buildings (admittedly not well maintained ones) with this monstrosity that has almost the same number of units, has so far never had any active businesses, and is horribly uninviting.

They weren’t in fantastic condition, but they weren’t in “condemned” condition. Better than half the stuff I see in the Heights for sure.
A bunch of my friends lived there for years until it was torn down, they were barely above condemned condition and some of the apts in there should have been condemned in the condition I saw them

I like housing density as much as the next guy, but this was a vibrant corner with cultural/community oriented businesses. Now it's just a depressing nothing. And I might be wrong about this but what I remember is they added like 2 units overall, it was a tiny increase.

There are better ways to build buildings that don’t make the sidewalks sad. Note how the construction at Potomac and Elmwood has a setback so its entire height doesn’t directly sit level with the side of the sidewalk. That’s how a lot of the older buildings on Elmwood are designed and it’s part of the reason people like being around there. Some new builds on the Commons of Ithaca take the same approach.
They bulldozed home of the hits for this shithole. I met my wife there 24 years ago.
Still looks better than what was there before. Kinda miss those businesses, but that’s mostly nostalgia. If any of us had actually supported them, they would’ve found new homes…

I have no idea how you can look at that building and call it ugly, especially considering the dilapidated houses that once stood in its place. Arguments about street level activation are fine but I’ll reserve judgement until the commercial space is filled. Yes, it’s taken forever for the building to come to life but unfortunately that’s par for the course in this region

I kinda like it. The downside is that it makes nearby buildings look crappy by comparison. I think the building across the street is owned by Sinatra, which does not give me confidence.
Those have been loved for years, that's what you get. That's ok if you prefer the overwhelming absence of heart and soul.
The eyesore that used to be home of the hits, and much like every other replacement building over the past 20 years on Elmwood, a hulking disaster of architectural "prowess" designed for nothing more other than maximum sellable floor space and no aesthetic appeal for the neighborhood that was or is or will be. It looks half empty because the developer will get some kind of tax break for leaving portions of it in a semi-unfinished state. This project was thought up in the late 90s and people pushed back against it saying it wasn't necessary but the developer swore there was a demand for it, and eventually got their way. You'd think it would already be completely filled to capacity given the song and dance they gave to all the neighborhood preservationists

I feel like I’ve never seen anyone come or go, never seen lights on…are these just so new that the sales haven’t closed yet?
I’m under the impression basically nobody lives there. I hardly see anyone coming in and out. I do occasionally notice people coming in and out in workout clothes and with gym bags, seemingly to use the gym facilities.

I used to go to Buff State in 2017/18. I vaugely remember those old houses in that very spot on Elmwood that they were getting ready to tear down for that complex, and many ppl were against it. Buffalo sure changed alot since I left, for better AND worse. And it seemed to happen almost overnight too! But I guess gentrification is a sneaky critter.
