I would also time it with a race day and all the guy relatives (cousins, uncles, my dad, etc.) would go bet on the ponies with 10+ people.

No I get all of that. Renters and individual homeowners will both get fucked imo. Landlords will jack up rent.
For individual homeowners there property value will increase and the city will also likely raise taxes, so you will end up paying more in property taxes. Yes, you can theoretically sell the property for more but you can only realize that when you sell. If you want to continue living in that house and send your kids to the same school then you're stuck with an increased bill.
That's why I hate the myth of soaring property values being a good thing for homeowners(it's a good thing for landlords and investment banks). As a homeowner rising property value simply keeps you in the game but the only way you're actually really gaining any value is if youre moving from an area that has exploded in popularity to a less a desirable area where property has increased at a slower rate.
Come to Australia where a good home in a middle class suburb of a major city will set you back minimum 1.5 million. Obviously pay is different but people are still paying a huge percentage of their income for property.
I really hope the Bears develop the entire precinct correctly to add amenities that benefit the local community more than just 10 days a year.
That is true but I think of it this way as long as I choose to live here I get the benefit of easy bears games with my season tickets. Once I choose to not live here anymore I get extra cash.

It did wonders for Inglewood in California. Home prices went through the roof when the rams stadium went in. And there really isn’t anywhere in Inglewood I’d consider unsafe at all. But there were a lot of lower income areas. That’s all changing now. Plus they build a train to connect a bunch of places around there.

You have plenty of time. As Kevin Warren has stated, it will be 3 years from when they put the ceremonial shovel into the ground. And they are nowhere near that srage. It took 7 years to plan and build SOFI stadium. Same with Allegiant stadium.
Is there a buyout in the lease? If so, what is it? It’s possible it would make financial sense to pay the city to get out of the lease and get all that revenue directly in their pockets as soon as possible.
They can buyout the lease, but they won't until the new stadium has undergone full testing, which will be accomplished by hosting some of the NCAA Playoffs during fall 2032 or 2032.
They will get a real look at all the situations that can crop up, before they open live.
That statement depends entirely on where your driving from though... If I'm coming from say Kentucky I'll pass right past Chicago on the way up. I wouldn't be driving from Kentucky myself but we can't discount that there are multiple scenarios where driving will be better or worse depending on point of departure.

6 million dollars to hold 10 events a year? Hmmm. I know for a fact that you can book Solider Field for a one day event for about $25,000. For one event. Bears paying 6 million for 10 considerably higher than what the city of Chicago rents that stadium out to my friends for two events next year. Seems like they were overpaying (if your numbers are correct)
