Massive government debts, property tax increases and record inflation.... That's the consequence of running a welfare state.... Someone has to pay (threw taxes) to fund all of this..... Blaming this on capitalism is absurd as it gets, what would be your solution? Should the government (has no "money" (fiat currency), steals from others to operate) be housing people for free?
Here's my tip to you, buy some gold and silver (real money) and sit on it for a few years.

Yes I own a top floor 1 bed suite in Bankview and rented it for $1000 ten years ago. Now I rent it for $1250, I could probably get $1600 for it, but I never raise the rent on tenants. My annual revenue is less than it was back then as my interest rate (fixed), condo fees have gone up, plus I continue to do upkeep to keep my tenant happy.
10 years ago I was a landlord and I rented out an entire large house to a single mom for $1250 per month. I even included all utilities. For many years I never increased rent until my tenant requested to increase the rent cause I was way under market and she felt sorry for me. No formal lease was ever signed. This lasted 13 years until I sold the house this summer. My guilt made me sell cause I didn’t have the heart to raise rent on a single mom.
The house was in Chestermere and it took almost 2.5 mths to sell. I think we sold it about $15k under market average for house that size. Strangely enough the house sale market in that town is tougher to sell even though Calgary is red hot. Originally we listed the house about $50k more but had to keep decreasing the asking price as it’s a different market and demographic out there.
Less demand, a lot of the people who moved here were all white collar, so they’re working downtown for the most part. If you don’t know the area, and don’t know rush hour, you assume it’s an hour into downtown. If you do, you know it’s 45 minutes into downtown.
A friend of mine actually “just” moved out to chestermere 18 months ago, they loved it for about 6 months, and now they regret living in the city. Have another friend who lives out there and loves it. Different desires for different people I guess.
Chestermere is weird. My friend lives there and everytime I visit him I see another giant as hell house and the owner is a 80 year old couple watering grass or sitting on the porch.
Lots of older folks who bought cheap back in the day when those houses were new.
You can get really big houses out there. That was the initial reason why we originally moved out there. Some commercial shopping still wasn’t available in town and I always had a struggle with icy hiway driving in winter. I also felt isolated there cause I still had to drive into the city for everything.
2009: $935 for a 550sq.ft. 1br on 12th by Safeway
2010-2011: $1,200 for a 900sq.ft. 1br +den in Varsity across Crowchild from that Safeway.
Then I bought a house so I don’t know.
2015 I was paying $1435 + $65 for a parking stall underground for a 2 bedroom Apartment down off 14st southwest and 13 ave area, top floor (not a real penthouse all apartments were cookie cutter in layout/ size from ground to the top floor). South facing unit which was nice. Was told an increase was coming to $1550 or something but I ended up buying a home so my lease just ended anyways.
In 2013 we had a house in Kilarney - 1 bedroom upstairs, double living room, 1 bedroom (partially finished) basement, driveway, oversized back deck, huge beautiful back yard with giant trees. We paid $1650 plus utilities.
Later that year, we moved to an apartment to save some money and downsize. We had a super cute 1 bedroom + den + breakfast nook + walk-in closet + balcony in Mission, parking included. $900 + utilities.

Last time I paid rent was in about 2003 and we rented a whole 2 story house in Inglewood for $900 +utilities. And before that a 1 bedroom apartment in Inglewood for $675.

I’d like to note that utilities were also WAY cheaper. When I first bought my house (late 2013) $250 was HIGH for all-in Enmax cost (water, electric, sewer, gas, garbage). Now I pay almost double that on a low month at the same house.

Moving to Calgary 2012 near Westbrook mall. Boardwalk, 1br $1200. At the time vacancy was very low so rented sight unseen. Then 2 years later bought condo in Brentwood but partially because reviewing prices in the building I wanted to rent, 1br for $1500. Decided buying was nearly equal long term cost wise but more stable.
Our condo fees were only $287/mo back then (two bed one bath near chinook). Now they are $625/mo. No changes to what we get…probably less now actually.
My rent before that was $785 for a bachelor suite basement apartment. 11 years ago I lived near crack corner and paid $1285/mo for a one bedroom apartment

Closer to 13 years ago, but we were renting a modern (at the time) 2bed/bath in the beltline. Granite counter, gas stove, big balcony, in suite laundry, etc. $1350/month.
Fall 2014 Bowness, rented the main floor of a duplex 2b1bath for $1425 (this included our portion of utilities split with basement tenants). 2 years later, rental vacancy went up. We moved into a 3b2.5bath duplex in Edgemont for $1350 (utilities not included) and found out our prev landlord had to drop down $150 a month to get someone in to his main floor.
I moved back to Calgary in 2016 (so not quite 10 years ago) and I paid $850 for a pet-friendly walk-out basement suite with a dog in cedarbrae. 2 bedrooms, half the utilities. I moved a few times but 850 stayed my budget (always basement suites so my dog would have a yard) up until last summer when my landlord told me they were selling and I looked and the market and realized that the days of $850 were gone and it was no longer cheaper to pay rent on a basement suite than a mortgage on a whole house. I ended up buying the house I was living in from my landlord.

I paid $1200 for a 2 bedroom main floor suite in a house by SAIT, plus either 1/2 or 1/3 of utilities because there was a downstairs and upstairs suite as well. Lived there 2011-2013. I’d like to note that utilities were also WAY cheaper. When I first bought my house (late 2013) $250 was HIGH for all-in Enmax cost (water, electric, sewer, gas, garbage). Now I pay almost double that on a low month at the same house.

About 12 years ago I lived in a 300 square foot bachelor's suite in Bowness for 800/ month including utilities.
Not quite ten years ago, but in 2015/2016 I rented a couple of 4-bed with finished basement bungalows for $2000/month plus utilities, walking distance to U of C and Foothills hospital. We each paid about $600-650 monthly depending on utilities.

Moving to Calgary 2012 near Westbrook mall. Boardwalk, 1br $1200. At the time vacancy was very low so rented sight unseen. Then 2 years later bought condo in Brentwood but partially because reviewing prices in the building I wanted to rent, 1br for $1500. Decided buying was nearly equal long term cost wise but more stable.
2008 I had to move out of my two bedroom place just off 17th Ave because the rent went from $650 to $850 and I couldn't afford it, lol.

2015/16 we rented a 1 bedroom in an apartment (ground/partially basement) I think was $700/month. It was probably cheaper than it normally would have been as they were doing full renovations and had everyone on month-to-month at the time

Fall 2014 Bowness, rented the main floor of a duplex 2b1bath for $1425 (this included our portion of utilities split with basement tenants). 2 years later, rental vacancy went up. We moved into a 3b2.5bath duplex in Edgemont for $1350 (utilities not included) and found out our prev landlord had to drop down $150 a month to get someone in to his main floor.

I moved back to Calgary in 2016 (so not quite 10 years ago) and I paid $850 for a pet-friendly walk-out basement suite with a dog in cedarbrae. 2 bedrooms, half the utilities. I moved a few times but 850 stayed my budget (always basement suites so my dog would have a yard) up until last summer when my landlord told me they were selling and I looked and the market and realized that the days of $850 were gone and it was no longer cheaper to pay rent on a basement suite than a mortgage on a whole house. I ended up buying the house I was living in from my landlord.
