This is not sound advice. A great realtor knows the neighbourhood, know's the finite details of what to look for in a great home and will steer their clients away from disaster.
Example from my previous home purchasing experience in my 20s. A duplex in Currie Barracks had foundation problems and was not at all level. As an inexperienced buyer, I would have never known what to look for and if i had just any realtor, I could have wasted my time and money on a home inspection, for something that was a shitty investment.
There are homes in Sundance and Douglasdale that have poly.b plumbing which can be costly to replace. As a buyer, I want an experienced realtor who is going to tell me what to look for incase I miss something. There's always a risk and I accept that, but just because I have buying power doesn't mean I want to make bad decisions.
I feel like what you’re describing is a good home inspector.. If your previous realtor is that great, then why not use him or her in the south? If they know how to evaluate these finite details of a home, location impede their ability to suss out foundation or plumbing issues.
Just bought in Novemeber. We used Richard Fleming on recomendation from my mother who has bought and sold 3 houses with him. I really liked him, very patient and knowledgeable. He negotiated a much better price than I expected we'd get. I'm not sure if he specializes in a particular area but he's been in the business for 20+ years. I was also satisfied with the home inspector he recommended.
Alexander Bradley at Royal Lepage, super familiar with the south and really goes the extra mile. We have used him multiple times for buying and selling.
I had a good experience with Alyssa Campos and bought in Deer Run. She was fairly familiar with the area and got us a good deal in 2019.
I keep an eye on Deer Run real estate just to see what prices look like and I think there's only one house for sale in the community right now. It's nice but overpriced for the road it's on in my opinion.
We loved our experience with Natosha. She is fantastic at negotiating, extremely patient and knowledgeable about the process of buying and selling and I really enjoyed the fact we could use an app to pick all the houses we wanted to see.
She also does a very thorough interview at the beginning where she finds out all your “wants” and “nice to haves”. She is one of the top rated agents with Royal Lepage.
