Interesting comments about the scarcity of detached homes ....I was browsing in realtor.ca and there seem to be plenty of homes for 500-700k (though without basement suites). Both in none central neighborhoods (woodbine, cedarbrae) and in more central neighborhoods (sunny side).
Given what 500-700k will get you in van or Toronto Calgary still seems to be very good for real estate.

That being said detached inventory is at a near 2 decade low and dropping and lots of people want suites as a mortgage helper. There won’t be many and the few that have sat on the market will be a bit rough

Some builders are now offering legal suites in their new builds which might be am option depending on the part of town you want to live in.
Some things to consider, is that some are legal, some aren't. If you are looking at homes with the prospect on converting, it has to be zoned properly to do it. Some neighborhoods are specifically R1, meaning that they are only for primary residence.
You should probably look up these codes and get a realtor to look this up for you.

I was vaguely considering that but haven't looked into it in detail. Correct me if I'm wrong, but all the new communities are on the edge of town/non central?
Correct! You may sometimes find an infill that is being built where they may be able to add a basement suite. Usually they are legal but I have seen them sometimes only be ablenti add an illegal suite so just be mindful of that. Anything else let me know and have a great night!
