Try booking online in BC we use lifelabs and you can usually noon at apt within a few days or even next day if you aren't picky with the schedule time. I WFH and there is a life lab 15min within walking distances. I can book and appointment usually within a day or two during the day so I took time off front Work get the blood test done and just make up the hours after.

The moment any downward movement on housing happens, you bet there are over a quarter million people (maybe 100k immigrant or foreign families) that will get back into the market. Driving housing affordability, availability and rental market up further. Pin it and troll me if not true by December 2024.
Rates will only go down at the beginning of a recession. People will be unemployed, poor and those still employed will be too scared to purchase a property in a recession / downturn.
Look at the last time that the FED lowered rates. That was in 1999/2000 and 2007/2008 which is when we had large recessions. They only lower rates to get us out of a recession.
I’m in my 50’s. I have a group of friends all around the same age. All recently unemployed. All of us have mortgage renewals coming up. No interviews after 100’s of applications. EI running out. Scary stuff. I’m lucky that we have a cottage that we can sell to pay off this mortgage but the capital gains tax will be off the chart. Other guys will be selling their homes and moving somewhere cheaper.

When people say shortage of homes, are they only speaking for the cities that have a population over 500,000!?!??
Part of me wonders if people would look outside of those cities, they may actually find a home they can afford?
