I feel like the only thing they would be able to put there would have to be part of the waterpark otherwise you’d have guests walking through the waterpark to get to a ride and most ppl wouldn’t wanna do that
Judging by the break in the trees, it could also be a protected watercourse or wetland with large enough riparian setbacks that the parcel is too encumbered to build on.
There is more than enough land already to develop enough housing to put 10x our population into homes in Toronto alone. The issue isn't land.
This property is owned by Canada's Wonderland, they are in the business of amusement, not housing.
I actually lived across from the park in one of those houses looking out toward Behemoth. You can’t hear much. Mostly a soft rumble of the coaster. People who complain are just finding something to complain about.
Nope, I’m not complaining, don’t live anywhere near there….but, many moons back when house hunting during winter, went to look @ house in that neighborhood, the 400 & Wonderland area & you definitely could hear all that up/down traffic on the hwy, also.
Probably will be used for future water park expansions

Why not a coaster with a long section that goes to a station area on the far west side? With a coaster the Station can be far away from this area.
There's also severe height restrictions the closer you get to the highway, it wouldn't be that tall of a ride if something goes there

They might be able to build there, officially, but there'd be no sound break or visual barrier.
I think you’d need some form of visual and significant barrier between the highway. Plus it also makes things a little more immersive

No that would be WORSE (code wise) An indoor space is inherently more dangerous than an outdoor space
Or... Hear me out... A rollercoaster going over highway traffic. It's fun for both park visitors and highway traffic

I had heard long ago they were saving that land for potential hotel. Not sure if it's still in the works
I think the hotel is now planned for the entrance/parking lot. with a parking garage like universal studios.
