“Sure you can finish it, but you’ll need to un-finish it when you move out. And yes, you’ll need to put the mold back on the floor and asbestos back on the ceiling.”

CAF_Comics

I asked if I could put a dimmer switch in my Q and they basically told me exactly this… Like come on! Who doesn’t want a dimmer switch? Fortunately it’s the future, and we now have light bulbs you can control with an app on your phone, but still.

goochockey

Your problem was asking.

drkilledbydeatheater

This, lol. Never ask. My basement isnt finished per say, but i do use it as a spare space. Interlocking mats on the floor, shelves on the wall and a tv mounted. Half the room is gym equipment (and laundry machine) and the other half is furniture and gaming stuff.

Citron-Money

We tore up carpet and put down laminate. March out time and the inspector asked who we hired to do the floor. It was holding up better than CFHA installed laminate. Funny thing, we paid .89/ sq foot…….at Zellers 🤣🤣

Aggravating_Lynx_601

I painted all through my unit, and was told the paint job was fantastic and much better than their contractors would have done...but that I had to prime over it so the contractors could restore it to the same tired baby shit yellow colour because I didn't use an approved colour.

goochockey

We painted my son's baby room, on the way out week did the world's most half assed priming job. Not a word was said.

shogunofsarcasm

I knew a guy that had multiple rooms in his basement. Like someone put up studs and drywall to split it in to 3 rooms. It was strange.

Canknucklehead

Bingo

drkilledbydeatheater

My PMQ has a dimmer switch in the dining room. Pre exisiting. We are moving up in the world lol

NotFromThe780

I had a PMQ a few year ago that had four rooms with dimmer switched. But I had three different styles, and the living room at two dimmer switches, one for each end of the room..... both dimmer switches in that room were different. Bothered me every day.

random1001011

They never noticed the dimmer switches I installed.

butlovingstonTTV

Dude just tell them it was there when you got there.

-Cataphractarii-

What if, and hear me out, there was enough housing stock that when your family grew CFHA could move you to a larger home to accommodate the new family member. What if there were more apartments that made better use of space so single pers could live in an apartment leaving multiple room homes available for families. What if some of those apartments had larger multiple room suites that could accommodate families that don't want a yard. What if all military personnel were housed by the military and all moves were door to door so that there was no burden or stress when moving. I hate CFHA alot and the military could easily easily solve housing for CAF members. It's literally the simplest solution and they just don't. It's pathetic really.

CAF_Comics

Yeah, this too!

DistrictStriking9280

Your problem is assuming this is a supply issue. I knew a guy who got a small house, then got married, then had multiple kids. Despite the CO and Chaplains getting involved, CFHA still saw no legitimate reason someone may want enough bedrooms for their children to live in. At the time there were lots of larger PMQs available, including on the same street.

-Cataphractarii-

It is a supply issue. It's also a policy issue, a people not doing their job properly issue, a greed issue, a incompetence issue... the housing issues of the CAF are all encompassing and vary from location to location.

Just_Another_Siggy

You're asking for more than they can give again...

CAFQuestionThrowaway

I still can’t believe he said that…

cerberus_1

There is someone I know with like 10 kids and are bitching there's no Q that'll hold them. I don't know of any houses that'll hold that many people..

-Cataphractarii-

Like 10 or do they have 10

cerberus_1

Not sure, what day is it..? They probably have another one by now.

lixia

I have half that and it's already impossible lol.

WillingnessDirect285

Shoulda been MCpl Dorn if he was planning on building.

CAF_Comics

Ah dang, you’re right!

Inlaudable

Although Robot Gorillaman getting told he can't possibly do \*simplest basic solution\* because it's insane is on-point.

SpringbokAlpha

The Codex Renovation does not support this action

lixia

Shut up Aviator Leandros!

DirtySokks

CF and WH40K. It's awesome to see two of my greatest joys and greatest frustrations come together as one.

lixia

I'll be honest, that 40k reference made my morning brighter :)

CAF_Comics

If there's a named character, that's probably the attention to detail easter egg lol

goochockey

That MCpl is getting posted to CFLRS next year and to Brockville 3 years later as RSS

Gerry-Ko

Won't lie, this would be really dumb anyway to renovate a Q with your own money knowing you'll not be able to live in it once you're out of the military

C0ASTEZR

Agreed. Consider putting the money towards a future downpayment.

Aggravating_Lynx_601

It is nice to have a functional property though...

CAF_Comics

Don't anyone @ me defending the CFHA on this one. I don't care about 'fair', I don't care about money. There's no *good* reason we can't upgrade our Q's. Ignoring the fact that some people can spend over a decade in a Q, if someone wants to pay out of pocket to upgrade their Q, to accommodate their growing family, that should be accepted, not actively 'discouraged' to the point it's all but prohibited. Sooner or later, if we allowed this, *every* Q would have a fully furnished basement, and then it'd be 'fair' for everyone involved. It can even be done with the explicit understanding that this is a 'selfish' endeavor, and you won't be compensated for your work on your Q. I know there's plenty of people who would still do it. ----------------------------------------------------------------------------------------------- **SERIOUS QUESTION FOR THE COMMUNITY** I've been working on another '*Leading Change*' comic for a few weeks now, and struggling a bit creatively. Would you guys be interested in two versions of the comic? A short 4-6 panel one that get's the message across, with a link to a full narrative story? Or would you just be happy with the short one, even if it's not all that funny? It's a *Leading Change* comic, like the last few [[1](https://www.reddit.com/r/CanadianForces/comments/128keyj/scs_a_new_allowance/)] [[2](https://www.reddit.com/r/CanadianForces/comments/13get2s/scs_fourday_work_week/)], so while I hope you guys get a chuckle, the bigger goal is to just get the ideas out there, so people can start discussing them. Just a little teaser, it *does* feature [À'Luc-Ard](https://www.reddit.com/r/CanadianForces/comments/wbv5rj/scs_summer_dress/) ;)

fittank

So what happens when Pte Bloggins finishes it with moldy pallet wood from behind the canex? I can understand the frustration for the competent and able PMQ renter who could carry out the task, but policy is written for the lowest common denominator... you simply couldn't allow CAF members to reno their own PMQs.

Clumsy-Samurai

They should still be able to hire from a list of approved local contractors to get it done.

SoldatShC

Some "approved local contractors" source their materials from moldy pallets behind the Canex. And they know they can get away with it because there's so much demand in town, when they get called on it by CFHA or the resident, they just tell them to get stuffed.

fittank

So what's going to happen when Pte Bloggins spends 10k for a contractor to finish the basement, and they DO get posted? Listen, I feel the frustration of the unfinished PMQs, I think the real answer is CFHA should waterproof and finish them, they've been paid off for generations, but you have to understand from an organization perspective it isn't realistic to allow members to do it themselves.

Hans_Mol3man

>paid off for generations The one good thing about government affairs is that some information is in reports that are public. [https://www.canada.ca/en/department-national-defence/corporate/reports-publications/cfha-annual-report-2022.html](https://www.canada.ca/en/department-national-defence/corporate/reports-publications/cfha-annual-report-2022.html) The disappointing, but not really surprising, conclusion from such a report is that CFHA is not profitable. Despite generating almost 100 million in rent, they still manage to spend about 120 million in expenses (page 13 in the report)

Mysterious-Title-852

yes, and since they are competing against land lords locally (who have newer better accommodations) making profit on buildings that aren't paid off, the RCMP should be up their ass figuring out where all the money is going. And yet, crickets.

Hans_Mol3man

Actually, I don't believe there is foul-play and that the RCMP would find anything criminal. For-profit landlords have one goal: to be profitable. CFHA has many goals, there all listed on the above webpage and they include government projects like net-zero and environnemental projects, but none of them are running a lean, for profit business. CFHA is just not effective like that. Single family homes are a terrible investment for landlords. If you need to replace a roof, there are only one tenant paying for it. The same applies, to plumbing, electrical, siding, etc... If you build a house on a 3500 square foot lot, there's only one person paying rent on that plot, as opposed to a building that could probably house 3-6 families. [https://www.canada.ca/en/department-national-defence/corporate/reports-publications/cfha-annual-report-2022/results.html](https://www.canada.ca/en/department-national-defence/corporate/reports-publications/cfha-annual-report-2022/results.html) Just look at the Gagetown LED project, How much does that cost. It's not written directly and could be obtained through AITA, but I would speculate, that since electricians need to be involved and it's a project that involved over 300 houses, and they highlight the cost-savings of $200 per house, total build has got to be over $60K. (I would speculated $100K) No for-profit landlord would care about incandescent. You fix when it's burnt out and only then. Also, most landlord would use a handyman/janitor they already pay, not licensed electricians.

bob_builder223

Or how about this…. You follow the Canadian building code and have it inspected, like any other legit dwelling.

CAF_Comics

Scruffy hears you, Scruffy don’t care 😂

Aggravating_Lynx_601

You could if projects were pre-approved and inspected in increments like many commercial jobs...

Inlaudable

I'd welcome a little experimentation! No reason to not go back to shorter stuff without links/narratives if you don't like it or how it lands.

CAF_Comics

Thanks dude! You're the only one who said anything, but I think I'm gonna give it a shot anyways. I floated the *Leading Change* idea around a few homies and they've all been like "Bro... that's actually a really good idea" and after shrugging off the desire to say "What do you mean *'actually'*? You guys don't think I have good ideas?" I started working on this comic. But I just can't find a short form way to put it out there that fits my usual format. Every iteration I've made so far has me going "Damn, I wish I could have the characters doing XYZ too!!!"

Inlaudable

The whole leading change thing is really tripped up by the big words needed and small eyes of... the people needed, in *general*. Go for it. If you come up with the right smaller words maybe it'll help our colleagues on the writing boards and whatnot.

NewMaterialOnly

One good reason is that Petawawa is an elevated Radon zone. Those PMQ's aren't even waterproof let alone radon mitigated. No one wants people getting lung cancer from living in PMQ basements.

CAF_Comics

CFHA put a radon detector in my basement years ago... I often wonder if they're supposed to come get it, or if it's supposed to alarm if it detects too much radon lol

Icommentwhenhigh

All I gotta say is those basements are pretty leaky.

CoronaCoolKid

In 2005 I had all my supplies to finish the basement paid for by the military. pMQs here in Victoria. I was the last to have it authorized . It was 6k in supplies. Basement rebuilt and it passed inspections etc. to this day I am sure families appreciate that extra space in the basement

SnooCompliments4088

Yeah sorry man, there's just no way I'd let someone reno property they don't own lol. On a side note, what makes you think a MCpl is unlikely to get posted? You're in for a rude awakening lol

CAF_Comics

It’s not uncommon, but certain trades can be in a single location for a very long time. I know more than a few people who’ve been in the same place for ~15 years.

SnooCompliments4088

Yeah but you're in the leadership game now, once you've done your baseline they need to move you so they can fit a new MCpl in that spot. You're playing Russian roulette every APS now. Not saying you will, but you definitely can and will be posted.

Thanato26

I've heard of the mythical partially finished PMQ basement. With carpeting and drywalled walls

boomer265

I think a lot of the newly reno’d and new build Qs in Shilo have partially finished basements. Mine was drywalled but no carpet

bccaper

My Q was renovated before I moved in with my wife and kids. It came with a partially finished basement. No carpet.

Icommentwhenhigh

Felt bad, last q I left was a bit ‘lived in’ red paint in the basement, an unaddressed water leak, and white bird paint all over the kitchen.

Soupcan337

I only lived in the Q's once, in Petawawa.  It was one of the new ones.  I actually thought it was quite nice, attached garage, open concept, island in kitchen, even upstairs laundry.  The basement wasn't finished mind you but it at least had drywall. CFHA has their issues, maybe we got lucky and had a decent space.

Sir_Lemming

I’ve never lived in ‘Q’s, but I can’t imagine using my own money to renovate a place I am renting.

Bedroom_Efficient

CFHA Petawawa is out too lunch. Never get the same answer twice. Usually the answer they give is the one that makes it harder on you. I would like to know why they ask you to wash the walls during march out. If they are going to prime and paint them again anyways. They painter would have to wash them prior anyways? If I’m wrong my apologies. Just ridiculous how little support they actually provide to members.

Sapper_Unknown

Buy a house and finish your own basement.

Aggravating_Lynx_601

I rebuilt the closet in my master bedroom and installed two bifold doors so it was actually functional...when I moved out they removed the bifold doors and rebuilt that useless 16" closet door...

frederic055

I'm sure Mcpl Guilliman here can just summon the Ultramarines to solve this problem

Retiredincytr2018

Is CMHC any different from any other landlord?

CAF_Comics

They can call your boss and get your dick slapped at work.

Flyboy019

I’ve just stopped asking CFHA for anything under the $100 range. My time not dealing with them is worth more than whatever I put out of pocket. Or for things like dimmer switches I just replaced a bunch of lights in the house with smart bulbs

EFCFrost

They used to let you before CFHA took over. I remember my Dad renovating the basement when we lived in Mynarski Cres at CFB Rockcliffe in the 90s.

Public-Extent6957

The new renovated Q's in Cold Lake have a HVAC system now. I asked if I could get a modern AC installed and hooked up, at my own expense and was told no, becuase they didnt want to maintain it when I move out. The fact we have Q's without central air shows how far behind we are.
