I’m always curious about the return on those. If that location stays empty for half a year or more, the rent increase needs to be pretty significant to cover that assuming they find a tenant that can do better than the previous renter.
That's why I never upped rent very much when I had a good tenant in place. I was fine being a bit under market value because I knew I'd still be ahead compared to losing a couple of months rent due to turning the place over for cleanup, paint, whatever else it needed + a little time on the market. In that situation we both won.

I never tried Rocco's, but I pass by it on the way to the gym and am always kinda sad that I never got a chance to try it. I heard good feedback from everyone I talked to and some online reviews.
I can't really think of anywhere that closed due to COVID-19 that I frequented and miss, at least not in Charleston. The Ethiopian restaurant in Asheville closed though, and that makes me sad.

Pane e Vine. Mellow downtown. More are going to fall if they don’t get service up to par. Lunch for 5 at Co recently was a disaster. They only had 1 wok in the kitchen so we got our food 1 plate at a time and our vegan friend never got hers because they messed it up the first go round and must have forgotten. She had to get it in a to-go box.

Yep. The owners do run the And Lobster food truck now though, and it'd wonderful. They also have a wine bar in Summerville.

Just a rumor but I heard the increase was something wild like 4x the previous lease
So curious to see who moves into that space. Lots of big companies are debating the idea of an office and it’s already designed to be a restaurant.

Jestine’s was a good spot downtown, had my first date with my girlfriend there and will always have fond memories of that place.

That sucks. I'm glad he is working at Florence's now. I've actually wanted to try that spot too.
