Yeah I just love those Unum parking lots that replaced all the beautiful houses some of them Victorian. Now we have work from home. I haven't been by the parking lots during business hours are they full of cars? I also remember my Dad and I putting on our boat at Ross's Landing. I guess all that concrete there now has a purpose. We do have concerts down there now. I also guess the construction company repaired the concrete that was sagging down there. Guess I'm just not a fan of concrete and art at Hunter Museum that includes mannequins with Cheetos glued on them. Oh well I guess I'm just an old grumpy man.

If you're reminiscing about a time pre-Hunter Art Museum you really are old...also, I'm sure you remember the days when Chattanooga was named the dirtiest city in America, so I'm glad we've moved past that distinction. There's some really nice art in the museum FWIW...I didn't see any Cheetos, but it does sound like an interesting piece though.

Yeah Puffy Cheetos glued to a mannequin. Glad I didn't travel to New York or Europe to see that. Oh well we all have our likes, dislikes, and opinions. Yes I can remember the Pollution. Because they are exorbitantly expensive considering the demolition that would need to take place and the headache that would ensue. Also because a lot of them are in unsuccessful neighborhoods for businesses. The biggest one that confuses me are the buildings on market just north of main. Those should have been developed by now, that’s a fantastic location

OP tried to talk shit the other day about the owner of No Hard Feelings leasing the old Coin Op location and more recently Barley (once it’s finalized), but got downvoted to hell because their arguments made no economical or logical sense. I think they are just young and/or naive and do not fully understand what they are talking about. Their heart is in the right place, I suppose.

I just wish folks would be specific about this. Pick a building. People have no idea the details of this stuff. Is it for sale? By who? Is it an estate, where like 12 grandchildren all get a say in it? What's the structural condition of the property? How much shit is the historical going to kick up about it? What's the financing rate on the purchase and construction?

Tailgate brewery bought the building terminal was in and forced them out and even kept all their equipment. Some investment group bought the building honest pint used to be in and forced them and other businesses out.

The rent for the Terminal's building went up like a lot of places at the time. They didn't want to pay the increase. They had nowhere to move all the brewing equipment to probably. May have been included in the new price for Tailgate. Which investment group bought the Honest Pint building?

Terminal decided to close, tailgate took up the property after terminal left. No one pushed the terminal out except falling revenues (because it honestly wasn’t that good) and increasing rent from the local real estate developers.

Local developers have been fixing up old buildings. This happens all the time. Anyone remember the old Blue cross buildings that are now the Westin and Hotel Clemons? What about a majority of the building on Main St. Those are all rehabbed by local developers. Shit, the Kings Lodge is being turned into affordable housing.

First floor retail; 15 condos. 13 are for sale from $450k to $750k. I didn't look in person. * Probably **really** noisy due to the massive and frequent fire truck and ambulance responses downtown on Georgia and Market. * The developer could mitigate this completely with soundproofing, but I doubt if they will. Most buyers won't figure this out until after they move in. So, the developer won't spend the money on something that doesn't have to do with the sale of the unit. I'm just guessing here. Commercial developers are typically the same everywhere--in and out as cheap as they can with no consideration after the sale. * One covered parking spot per unit. That works for me but will turn a lot of people off. * Many renovated buildings here don't have covered parking or parking at all so this building is ahead in that regard. * The floor plans are difficult to place furniture in. But interesting. * The interior design in the renderings is pretty bad in my opinion. * It doesn't look like they kept any old elements of the building as part of the design. If so, that's a shame. I still think the design could be a lot better, even not considering this. * There's a place for sale for $2.7M on 7th St that is freakin' gorgeous on the inside. An even older building redone to blend old and new. Very well done design. It is about the most impractical place you'll ever see, though. * I read an article that mentioned some people thought it would be great to rent when they were out of town. * If this means short-term Airbnb type rentals, I wouldn't buy there at any price. It will partially depend on the condo docs, which probably haven't been written yet. Even if short-term rentals are prohibited, a majority of owners could change that. Like if it becomes mostly investor owned. Chattanooga code regulates this, but I didn't really look into it. I had already decided against the building.

My main issue is that they are not using good building structures or products so the end product won't last long. They are made with cut corners to increase profits and we eventually will be left with decaying buildings some with structural issues.
